Two phases make the recorded total
The original SeaNest Village root identifies Lots 1 through 34 and two additional common-area entries. A second root identifies Phase 2 Lots 1 through 9. Keeping the phases separate during the count and then combining only the numbered lots yields 43. That arithmetic describes recorded scope, not completed dwellings, occupied units, current listings, or identical rights across both phases.
The project name has independent support
A Florida association listing and a public Sand Oaks property reference both use the SeaNest Village identity in the Santa Rosa Beach area. These sources reduce the risk of treating the two parcel roots as unrelated similarly named records. They do not establish present association authority, budgets, reserves, insurance, enforcement, or phase-by-phase obligations.
Why the highway address was selected
Phase 2 Lot 2 is returned at 4439 East County Highway 30A, and its County coordinate is the Atlas locator. Choosing a documented address from the project is more defensible than averaging unrelated points, but it does not make that lot an entrance, sales office, geographic center, shared amenity, or representation of either plat's legal perimeter.
Phase distinctions matter in due diligence
The original plat's two common-area rows do not appear as numbered homesites, while Phase 2 has its own parcel sequence. A prospective owner should determine which phase contains the subject property and which declarations, amendments, maintenance arrangements, architectural controls, and use restrictions attach to that parcel. The Atlas does not assume that every document applies identically across all 43 lots.
