Vizcaya at Dune Allen is a 32-lot recorded Gulf-front project documented by Walton County parcel and address records. The same family contains separate common-area and beach-access-easement entries, which are not counted as homesites. Thirty-one lots have assigned unit-address rows; Lot 14 is unassigned. The parcel family contains more than homesites

Root 03-3S-20-34340 enumerates Vizcaya Lots 1 through 32 and also returns records described as common area and beach access easements. The guide counts only the numbered lots. The extra entries are important scope evidence, but their descriptions alone are not enough to explain beneficiaries, maintenance duties, dimensions, permissible uses, or title rights.

Thirty-one assigned rows and one gap

The County address response links 31 numbered lots to unit-style addresses and marks Lot 14 unassigned. That gap is retained as an administrative fact, not recast as proof that the lot is vacant, inaccessible, unbuilt, or unavailable. A Walton County variance packet for Lot 2 at 5055 West County Highway 30A adds an independent project-and-address check.

Unit 1001 is the map anchor

Lot 1's official unit-address coordinate is used to position Vizcaya in the Atlas. The point gives project-scale orientation along the Dune Allen corridor; it is not a gate, lobby, beach walkway, parcel center, property corner, emergency route, or surveyed monument. The parcel family has not been converted into a public polygon.

Easement labels are not access advice

County parcel descriptions that contain the words beach access easement establish that such records exist within the family, but they do not identify who may use them or on what terms. Buyers should rely on the recorded easement instruments, current title work, a survey, and written association guidance before treating any route or beach use as appurtenant to a particular unit.

Current documents control the decision

A property-level review should include the declaration and amendments, budget, recent minutes, structural and milestone materials where applicable, title exceptions, survey, disclosures, insurance, permits, and live listing verification.
