Location context
Costera 30A on the map
The map shows Costera 30A at 4228 E County Highway 30A, Santa Rosa Beach, FL 32459. The map uses the best available point or outline for orientation, not as a legal survey.
The County record fixes the original scope
Walton County project MIN21-000036 identifies 4228 East County Highway 30A, parcel 24-3S-19-25315-000-0070, as a proposal for five multifamily units and associated infrastructure on approximately 0.84 acre. The 2021 staff report documents the planning review and a recommendation to move the application toward a development order after outstanding comments were resolved. That record establishes the site and proposed denominator, but it is not proof that construction is complete, all conditions were satisfied, or five legal condominium units have been recorded.
Current sources connect Costera to 4228
WHLC's project page names Costera in Seagrove and describes a Santa Rosa Beach condominium comprising five residences. Current MLS-fed pages identify Costera at 4228 East County Highway 30A, use condominium as the property type, and connect a marketed residence to the same parcel number found in the County record. The agreement across project, address, parcel, and five-residence scope is sufficient for a distinct discovery guide without turning marketing language into a title conclusion.
Costera remains an under-development project
The public sources do not agree on one completed date: the architect currently displays 2027, while a current residence page describes an expected late-2026 completion. Both are future-facing statements, not a certificate of completion or occupancy. The Atlas therefore records no year built and makes no promise about delivery timing, construction progress, availability, condition, final materials, permits, warranties, or when any residence may be usable.
Dana Beach remains visible in the parcel record
Walton County's current parcel layer still describes the site as part of Lot 7, Dana Beach, and its administrative use description remains single family. That older legal and tax-layer context does not erase the later five-unit planning record, but it does mean the Atlas did not locate a final recorded Costera declaration or a completed five-unit parcel family. Readers should not interpret this guide as proof that title, assessment, association, or unit-creation records are final.
The map uses one exact-address orientation point
The published marker is the coordinate carried by a current MLS-fed record for Costera at the exact 4228 address and parcel. It falls within the County's current parcel geometry and is used only to orient the project along East County Highway 30A. It is not a residence door, entrance, driveway, parking location, beach route, parcel centroid, structure outline, survey monument, flood determination, access right, or project boundary. No polygon is published.
Project form is not a rights inventory
A current residence record supplies three-story context, and the County and architect sources support a five-residence project. Those facts do not establish the final declaration, common elements, association authority, assessments, reserves, insurance allocation, rental or pet restrictions, parking rights, balcony or pool rights, beach ownership, shoreline access, utility responsibility, or maintenance obligations. Those questions require current recorded instruments and residence-specific documents.
