Bayview Manor on the map
The map shows Bayview Manor at Bay Court, Destin, FL 32541. The outline is for orientation and is not a legal survey.
Two Recorded Plats Define Bayview Manor
Bayview Manor in Destin is a two-stage recorded subdivision, not one undifferentiated neighborhood label. The City plat directory and Okaloosa County subdivision service identify the 1984 base plat and Bayview Manor 1st Addition as separate official records. This guide keeps them together while preserving each plat date, book and page, county key, block structure, and present parcel set.
The Base Plat Is A Forty-One-Lot Record
The original Bayview Manor plat describes a 41-lot residential subdivision and was recorded November 14, 1984 in Plat Book 8, page 73. Its legal description calls the tract a resubdivision of part of Block G in the Second Revision of Calhoun Subdivision of Addition to Town of Destin and states an area of 12.29 acres, more or less.
The First Addition Adds Twenty-Six Platted Lots
Bayview Manor 1st Addition was recorded November 7, 1985 in Plat Book 9, page 61. The sheet calls it a 26-lot residential subdivision and another resubdivision of part of the same Calhoun Block G source tract. Its description says 10.8 acres, more or less. Those recorded areas describe the plat sheets, not a current sum of tax parcels.
County Keys Keep The Two Stages Separate
Okaloosa County identifies the base as recorded subdivision reference 00-2S-22-3087 and the addition as 00-2S-22-3088. The live name records show exactly those two Bayview Manor features: SUB_ID 1740 for the base and SUB_ID 1714 for the addition. A property review should retain the full key because repeated lot numbers occur in different blocks and plats.
Sixty-Eight Current Parcels Need One Qualification
The combined County query contains 68 unique parcel records with no duplicate PIN. Sixty-seven carry a single-family assessment description. The remaining record is a municipal drainage-easement parcel in the First Addition. The 68-record total is therefore not a home count, occupied-residence count, household count, active-listing count, or statement that every record can be sold or developed separately.
The Base Key Still Matches Forty-One Lots
All 41 records under key 3087 have numbered single-family legal descriptions. Block A runs from Lot 1 through Lot 23, Block B from Lot 1 through Lot 8, and Block C from Lot 1 through Lot 10. Those sequences total the 41 lots printed in the 1984 title, providing a direct current-data reconciliation without substituting assessment fields for deeds or surveys.
The Addition Preserves Twenty-Six Residential Parcels
Under key 3088, Block A runs from Lot 1 through Lot 21 and Block B from Lot 1 through Lot 5. Those 26 single-family parcel records align with the lot count on the 1985 plat. A twenty-seventh addition record is separate because its legal description says drainage easement parcel and its County use description is municipal.
The Drainage Parcel Is Not A Residence
PIN 00-2S-22-3088-0000-0RA0 has no numbered lot, building-year field, or public-safety address in the reviewed services. Its presence explains why the First Addition has 27 present parcel records even though the plat title says 26 residential lots. The page does not turn this infrastructure record into a home, amenity, buildable site, association asset, or available property.
Sixty-Seven Addresses Match The Residential Keys
The County address service returns 67 entries and 67 unique PINs. That key set equals the 67 single-family parcel records exactly: there is no residential parcel without an address row and no address row outside the two Bayview Manor keys. This is a strong reconciliation control, but it is not proof of occupancy, condition, mail delivery, legal access, or a completed dwelling inspection.
Bay Court Is The Dominant Current Address Label
Fifty of the 67 address records use Bay Court. Six use Benning Drive, five use Calhoun Avenue, and six use First Street. Every row reports Destin and ZIP 32541. These are current public-safety address attributes, not proof that a street is privately or publicly maintained, that every driveway connects directly to the named street, or that emergency routing cannot change.
Recorded And Current Street Names Differ
The 1984 sheet labels the internal ways Bayview Circle and Bayview Lane. The 1985 sheet is unusually helpful because it prints Bayview Circle as the platted name and Bayview Court as the City name. Current address data uses Bay Court. The guide follows the current address label while retaining the plat wording for document searches and title review.
Four Streets Form The Current Address Pattern
Bay Court carries addresses from both recorded stages. Benning Drive and Calhoun Avenue appear along the base plat edges, while First Street serves six First Addition parcels. The street distribution helps distinguish this north Destin subdivision from similarly named places elsewhere. It does not establish gates, sidewalks, parking rights, traffic conditions, school assignment, or a particular route to any destination.
Building-Year Fields Concentrate In The First Decade
All 67 residential parcel records have an actual-year-built field. Values run from 1985 through 2021, and 59 fall between 1985 and 1994. That concentration makes original systems, later replacements, permits, effective age, wind mitigation, roof history, electrical and plumbing work, and insurance documentation important property-level questions. It does not make the neighborhood physically uniform.
Assessment Years Do Not Describe Condition
A County building-year value is an assessment attribute, not a warranty of original completion, renovation quality, code compliance, remaining service life, storm performance, or present habitability. The later values also do not prove that a parcel was vacant before that year. Buyers should reconcile the field with permits, inspections, insurance records, seller disclosures, and the actual structure.
Acreage Fields Answer Different Questions
Every one of the 68 records reports zero in the legal-acre field, while GIS-acre values are populated. The residential GIS figures range from about 0.183 to 0.528 acres in the base and about 0.186 to 0.369 acres in the addition. The page does not total or average those mapping fields, which cannot replace a deed, plat dimension, boundary survey, or title conclusion.
Plat Dedication Language Needs Present-Day Checking
Both recorded sheets contain public-dedication language for the streets, roads, easements, tracts, and thoroughfares shown. The First Addition also depicts drainage easements, and the current County data retains a municipal drainage record. Historical dedication text does not by itself resolve present acceptance, maintenance, vacation, encroachment, drainage responsibility, utility rights, or access for a selected parcel.
The State Extracts Do Not Reclassify The Subdivision
Florida's current North Florida condominium roster contains no entry that matches the two Destin plat stages. The separately published timeshare list also has no Bayview Manor result. City and County records therefore support a residential-subdivision guide rather than a regulated project page, while either negative name search remains insufficient to decide title form or private obligations for an individual parcel.
Association Identity Remains Unverified
No exact Destin association corporation or complete current declaration chain was adopted from the state name review. A name-search result is not proof that no restrictions or governing arrangement exists. Determine the recorded covenants, amendments, easements, architectural authority, dues, assessments, maintenance duties, insurance allocation, enforcement status, and transfer requirements from the exact parcel's current title and written disclosures.
Private Amenities Are Not Inferred From The Name
Neither reviewed plat sheet establishes a community pool, clubhouse, gated entrance, private beach, shared dock, marina privilege, or resident recreation program. The word Bayview is a recorded subdivision name, not proof that every property has a water view or water access. Any claimed amenity, easement, shoreline right, or association benefit needs a current document tied to the selected parcel.
Rental Eligibility Starts With The Exact Address
The City of Destin maintains a current short-term-rental registration program and a 2026 guide, but this coordinate-free review does not assign a zoning district or rental verdict to Bayview Manor. Confirm the exact address with City Planning and Code Compliance, then check current eligibility, registration, prior approvals, occupancy, parking, state licensing, taxes, and any private restrictions before relying on rental use.
Flood Questions Stay Property Specific
Destin's flood program directs readers to current flood maps and property-level information. This guide does not assign a flood zone, base-flood elevation, surge exposure, drainage outcome, insurance requirement, elevation certificate, or mitigation result to either plat or any lot. Use the exact parcel, the current FEMA panel, City assistance, elevation evidence, survey work, and an insurer for those decisions.
The Listing Link Stays At The Destin Level
Until a usable search covers both county keys, the honest listing path is the broader Destin area search. That page can include homes outside Bayview Manor, so readers should confirm recorded subdivision reference 3087 or 3088, the legal description, block and lot, and recorded plat before assigning a listing to this guide. Result counts and availability can change at any time.
The Final Map Dissolves Both Recorded Stages
The published outline uses only the base Bayview Manor plat and its First Addition. Because their official polygons touch along shared edges, the County geometry service combines them into one continuous 347-position outline instead of an invalid shared-edge MultiPolygon. Its contained marker and outline are orientation aids only; they do not decide whether the separate municipal drainage-easement parcel belongs to any private transaction or replace survey, title, access, flood, permit, or parcel-specific review.
