Grand Palms on the map

The map shows Grand Palms in its surrounding coastal context. The map uses the best available point or outline for orientation, not as a legal survey.

Overview

Grand Palms is the ten-lot Destin subdivision identified by county key 00-2S-22-0541. Its recorded plat is subtitled A Part of Destiny, but the guide does not expand that exact scope into the broader Destiny area.

Ten Lots In One Roadside Row

The 1994 plat and current county records align on Lots 1 through 10 and ten Scenic Highway 98 addresses. Street-number gaps do not represent additional or missing Grand Palms lots.

The Destiny Name Connection

The City project list says Villas at Destiny was superseded by Grand Palms at Destiny and identifies the later PUD at 3461 Scenic Highway 98. The naming relationship does not establish current shared amenities or identical restrictions.

A Parcel Record Shaped By Infill

The county snapshot describes nine parcels as single family and one as vacant. Assessment year fields for the nine single-family records range from 2000 through 2016, but they do not guarantee completion, condition, occupancy, or development rights.

The Freshwater Lake On The Plat

The recorded plan depicts a freshwater lake behind the lot row. The depiction does not establish current water extent, private access, frontage, views, maintenance responsibility, or water rights.

Public Beach Access Is Separate

James Lee Park is a county-owned public beach facility on Scenic Highway 98. It is not a Grand Palms amenity, private walkover, deeded right, or guaranteed pedestrian route.

Zoning And Rental Status

All ten current address points returned CBN. The City includes CBN in its current short-term-rental framework, but private restrictions, active registration, prior approvals, and address-specific lawful use still require direct verification.

What Governance Evidence Does And Does Not Show

Destiny Owners Association, Inc. is an active Florida nonprofit. That fact alone does not establish mandatory membership, dues, voting, architectural authority, maintenance, amenities, or rental restrictions for every Grand Palms lot.

What To Verify

Confirm the parcel and lot, then review title exceptions, association documents, surveys, lake and beach rights, zoning, rental registration, permits, parking, insurance, flood information, and condition for the specific property.
