Gulf Manor

Gulf Manor is represented by two current Okaloosa County subdivision headers: Gulf Manor S/D and Gulf Manor 1st Addn. Their 58 parcel references reconcile one-for-one with 58 Destin address records, while historical Gulf Manor Townhomes is excluded because City records say it was replaced by Etretat.

Location context

Gulf Manor on the map

The map shows Gulf Manor at Evergreen Circle / Primrose Circle, Destin, FL 32541. The outline is for orientation and is not a legal survey.

Gulf Manor Has Two Current County Headers

Okaloosa County identifies the public Gulf Manor scope through two current subdivision records: Gulf Manor S/D and key 00-2S-22-1091, plus Gulf Manor 1st Addn and key 00-2S-22-1092. Keeping both names visible is more precise than presenting an unexplained neighborhood total or treating the addition as a duplicate.

The City Register Supplies The Recording Sequence

Destin's official plat register dates Gulf Manor to July 1, 1983 at Plat Book 7, page 84. It dates Gulf Manor 1st Add to November 30, 1983 at Plat Book 8, page 9. Those municipal index entries independently support the base-and-addition relationship without turning this guide into a substitute for the recorded sheets or complete legal descriptions.

The First Addition Is A Named Component, Not A Rename

The first-addition header carries its own County key, its own City plat entry, and its own matching parcel labels. The guide groups it beneath the consumer-facing Gulf Manor name while preserving the distinction throughout the evidence. A selected parcel must still be checked against its exact 1091 or 1092 identifier rather than a generic community label.

Historical Townhomes Stop At The Replacement Notice

The City plat portal marks Gulf Manor Townhomes as replaced by Etretat. That historical Townhomes name is not treated as a surviving third Gulf Manor phase, current amenity area, or alternate listing boundary. The replacement notation is a record-control instruction, not permission to merge the successor plat into this community page.

Etretat Remains Outside This Guide

The County separately records Etretat Villa under reference 00-2S-22-277C. Destin separately indexes Etretat a French Village at Plat Book 10, page 6. Both the different key and the City's replacement language require exclusion from Gulf Manor, even though a Harbor CRA boundary description references Etretat beside Gulf Manor First Addition.

A Broad Gulf Search Produces Many Unrelated Records

A current County name search for GULF returns 18 headers. Only two contain Gulf Manor; the remainder include Gulfview, Gulfside, Gulf Dunes, Gulf Winds, Gulf Drive, Gulf Place, Gulf Terrace, Blue Gulf, South Bay by the Gulf, and other distinct names. Exact OBJECTIDs and keys prevent those word-level collisions from leaking into the page.

parcel references Divide Evenly Between The Two Plats

The exact County parcel response contains 58 entries and 58 unique PINs: 29 under the 1091 base key and 29 under the 1092 addition key. That symmetry is useful reconciliation evidence, but 58 parcel identifiers do not establish 58 houses, occupied residences, households, rentals, listings, buildable sites, or separately marketable interests.

Block And Suffix Patterns Expose Missing Rows

The base response contains complete ten-step suffix sequences across blocks A, B, and C; the addition does the same across blocks D and E. The pattern catches gaps or accidental cross-plat rows during authoring. These identifier sequences are not deeds, surveys, title commitments, lot dimensions, ownership findings, or recorded legal descriptions.

Legal Labels Stay Attached To Their Component

Every 1091 parcel entry reports Gulf Manor S/D in the first legal-description field, while every 1092 entry reports Gulf Manor 1st Add. Agreement among header name, key, block pattern, and short legal label materially strengthens identity. The abbreviated field cannot decide easements, setbacks, encroachments, common rights, restrictions, access, or development entitlement.

Address Keys Match The Parcel Set Exactly

The address service returns 58 entries and 58 unique PINs, with no identifier found only in the parcel set or only in the address set. This one-for-one match is a strong integrity check. An address record is still not proof of a completed dwelling, lawful unit, certificate of occupancy, current mail delivery, ownership, or present condition.

Evergreen Streets Anchor The Base Plat

Within the 1091 key, 23 address rows use Evergreen Circle and six use Evergreen Place. The guide uses those official street labels to orient the base record. It does not infer a preferred entrance, public or private road ownership, maintenance responsibility, parking availability, sidewalk continuity, traffic level, or a guaranteed travel route.

Primrose And Oleander Anchor The Addition

The 1092 address group contains 25 Primrose Circle rows and four Oleander Avenue rows. That distribution provides a separate public check on the first addition instead of borrowing the base plat's streets. Street membership does not establish frontage, legal access, driveway permission, emergency routing, or the boundaries of an individual parcel.

Destin And ZIP Fields Have A Narrow Purpose

All 58 matching address rows report Destin, ZIP 32541, emergency-service code 8, and emergency-service description Destin. Repetition supports the Destin route and distinguishes distant same-name entities. These fields do not independently settle municipal jurisdiction, tax treatment, school assignment, utility provider, insurance territory, service level, or response time.

Blank Building And Floor Fields Describe No Housing Form

None of the exact address rows includes a building-number or floor value. The blank distribution is recorded as a data-quality fact, not converted into a claim that every property is detached, single-story, occupied, conforming, or free of accessory structures. Housing form and lawful configuration require current property-specific records and inspection.

Cross Street Fields Are Administrative Metadata

From- and to-cross-street values stay within Evergreen Circle, Evergreen Place, Primrose Circle, Oleander Avenue, or blank. The guide does not turn those routing fields into subdivision entrances, road rights, pedestrian connections, public access, maintenance duties, or safety conclusions. Current conditions and recorded access need separate verification.

Single Family Is An Assessment Description

Every current parcel row carries use code 0100 and the description SINGLE FAMILY. That uniform assessment label is not a physical inventory or a City land-use approval. It cannot certify construction, occupancy, condition, conformity, permitted density, rental eligibility, financing, insurance, utility capacity, or availability for purchase.

A Populated Building Field Is Left Untranslated

BLDGEQUAL is populated across all 58 parcel rows, but the public layer does not establish a consumer-safe definition for the field. Its values are therefore withheld from the guide. They are not interpreted as building count, bedroom count, stories, units, quality, replacement cost, condition, occupancy, or taxable improvements.

GIS Acre Values Do Not Replace A Survey

The base rows carry GIS-acre values from 0.17233283 to 0.2780865, while the addition ranges from 0.16963931 to 0.29597573. The guide neither totals nor averages those numbers. GIS area, recorded area, usable land, easements, setbacks, drainage, impervious limits, and buildable envelope are different property-specific questions.

Tax District Ten Is Only A Consistency Check

Every exact parcel row uses tax-district code 10. Uniformity helps show that the two query groups were assembled coherently, but the code is not published as a tax rate, special assessment, service promise, jurisdictional boundary, or future-cost estimate. Current taxing-authority records must answer those financial questions.

The City Street Atlas Is Orientation Evidence

Destin's official street atlas labels Gulf Manor 1st Addition in the municipal street network. That independent reference complements the plat index and County address groups. A wall map does not replace the County keys, the recorded sheets, a boundary survey, title work, legal-access research, or a current site visit.

The Harbor CRA Description Preserves Separate Names

The City's 2025 Harbor CRA legal description moves from the southwest corner of Etretat to the southeast corner of Gulf Manor First Addition and cites their separate plat books. The wording is useful identity evidence, but this guide does not use a redevelopment-area boundary to assign zoning, funding, projects, infrastructure conditions, or benefits to a Gulf Manor parcel.

State Extracts Do Not Reclassify The Plats

Fresh exact-name scans of Florida's North Florida condominium extract and approved-timeshare project extract return no Gulf Manor or Etretat matches. Together with the City's Subdiv labels, the result supports a recorded-subdivision guide rather than a regulated condo or timeshare page. Negative files still cannot determine an individual parcel's ownership form or lawful use.

Corporate Name Matches Belong To Other Places

Sunbiz results include a Gulf Manor property owners association tied to Venice, a Gulf Manor condominium association tied to Cape Coral, and a South Gulf Manor homeowners association tied to Pensacola. Those active entities are geographic name collisions, not Destin governance evidence. An inactive Gulf Manor sales corporation also cannot establish current management or private obligations.

No Association Finding Is Not A No HOA Finding

The reviewed corporate search does not identify a current entity safely linked to the two Destin County keys. That does not prove that covenants, easements, restrictions, maintenance arrangements, assessment rights, architectural controls, informal administration, or a differently named successor are absent. Recorded instruments, title evidence, estoppel material, and seller disclosures must control.

Zoning Must Be Checked By Exact PIN

Destin's zoning resources explain the controls that govern uses, density, height, setbacks, lot coverage, open space, vehicle-use areas, and parking. This guide assigns no blanket district to Gulf Manor and derives no permission from assessment code 0100. Current City mapping and staff interpretation should be checked for the selected 1091 or 1092 PIN.

Flood And Rental Processes Give No Blanket Answer

The City's flood-information and short-term-rental pages provide public processes rather than community-wide results. Nothing here assigns flood zone, elevation, drainage condition, insurance cost, rental eligibility, registration, grandfathering, occupancy limit, permit status, or code compliance. Each issue belongs to the current official record for the selected property.

Owner Context Is Not An Exact Record Set

BrowseDestin maintains a dedicated Gulf Manor market page, but its descriptive and listing material is not used to define the two County components, housing inventory, typical layout, price, amenities, or current availability. County headers, parcels, addresses, City plats, and State records remain the factual controls for this guide.

Amenities And Private Rights Remain Unclaimed

No reviewed primary record establishes a Gulf Manor pool, gate, beach right, dock, view right, association service, or other shared amenity. The public amenity list stays empty. Buyers should obtain current recorded restrictions, maintenance terms, disclosures, surveys, title evidence, insurance information, permits, and property-condition material before relying on any private right or obligation.

The Final Map Preserves Both Current Plats

Gulf Manor entered spatial review after earning its 98-point decision. County Gulf Manor S/D 1789 and Gulf Manor 1st Addn 1797 remain two separate MultiPolygon components with all 139 source positions and any source holes preserved. Etretat 1767 and the historical Townhomes name contribute no geometry, while the representative marker sits inside both the live County union and the independent sanitized verification union. Treat the drawing as neighborhood orientation. Recorded instruments, a licensed survey, title work, access evidence, hazard research, permits, and development rights control every property-specific conclusion.
