This guide covers Kell-Aire Gardens, not every place that uses the shorter Kell-Aire name. The City of Destin records a 1974 Kell-Aire Gardens plat and two 1977 Gardens additions. Kell-Aire Estates is a separate 1969 plat, and current county reference geometry places it in a noncontiguous strip.
How The 1974 Plat Reads
The original sheet organizes Gardens around Kell-Aire Drive and a network that includes Main Street, Wild Oak Avenue, Spanish Moss Trail, Cedar Street, Cypress Street, Holly Street, and Juniper Street. It also depicts historical block and lot labels. Those details are useful for matching an address or legal description to the recorded street plan, but the plat date and lot labels do not establish when any current home was built or how many dwellings exist today.
Why The 1977 Additions Matter
The First Addition replats original Lot 12 in Block J into replacement lots numbered 12 through 26. The Second Addition replats original Lot 9 in Block H into replacement lots numbered 9 through 16. An address may therefore carry an addition name while still sitting within the recognizable Gardens street pattern. Lake And Park Labels Are Historical Evidence
The 1974 sheet labels a lake and two areas as PARK. That makes them legitimate features of the recorded plan, but it does not answer present ownership, maintenance, access rights, water use, equipment, or condition. The current City facilities directory reviewed for this guide did not resolve those questions through a named Kell-Aire facility record. Treat the labels as map history until current documents establish what a particular property may use.
Governance Requires More Than A Corporate Name
Florida records show an active not-for-profit named Resident Homeowners of Kell-Aire, Inc., with current local filing information. A corporate record does not identify every governed parcel or prove mandatory membership, dues, assessments, architectural review, maintenance duties, or rental restrictions. Before relying on any association statement, obtain the declaration and amendments, bylaws, parcel schedule, current budget or estoppel materials that apply to the exact legal description.
Rental Use Starts With The Address
Destin's 2026 short-term-rental guide requires registration for rentals under 180 days and ties eligibility to zoning and property-specific circumstances. The official layer review found more than one mapped district across the Gardens records, and map intersections can include boundary-touch effects. This page therefore does not label the subdivision uniformly eligible or prohibited. Confirm the parcel's zoning, approvals, registration history, change-of-use requirements, and private restrictions with the responsible records.
Beach Access Is Separate From The Subdivision
The reviewed county subdivision polygons do not reach the Gulf.
