Location context
Mikstakel on the map
The map shows Mikstakel at 207 Ann Circle, Destin, FL 32541. The outline is for orientation and is not a legal survey.
The Official Record Uses The Spelling Mikstakel
Mikstakel is not a typographical placeholder in this guide. The City of Destin's subdivision directory links a recorded sheet with that title, and Okaloosa County's subdivision layer uses the same spelling for SUB_ID 1734. The page preserves the recorded name exactly while treating later marketing variations such as Mikstakel Townhomes only as search aliases, not separate phases or projects.
The Plat Is A Resubdivision Of Two Skeeter Lots
The recorded sheet describes Mikstakel as a resubdivision of Lots 8 and 9 of Skeeter Subdivision, Plat Book 6, page 10, in Township 2 South, Range 22 West within the City of Destin. That parentage explains the Skeeter labels around the plat. It does not merge Mikstakel with every Skeeter parcel, later replat, association, restriction, or map feature.
Recording Evidence Fixes The 1985 Checkpoint
Destin's plat ledger dates Mikstakel to August 7, 1985 and identifies Plat Book 9, page 41. The clerk certificate printed on the sheet carries the same recording date and reference. Those are recording facts. They are not a warranty that every improvement existed in 1985, a permit-close date, a condition report, or proof that later work preserved the original layout unchanged.
Ten Numbered Lots Appear On The Sheet
The one-sheet plat displays Lots 1 through 10 along Ann Circle. Current County legal-description rows preserve the same complete sequence, with no missing or duplicate lot number in family 1605. The agreement is a strong identity and completeness check, but ten lots are not automatically ten occupied homes, households, rentals, listings, separately insured structures, or legally conforming uses.
County Subdivision 1734 Is The Exact Match
Okaloosa County identifies MIKSTAKEL as a distinct County subdivision with recorded subdivision reference 00-2S-22-1605-0000-0000. Section 00, Township 2 South, and Range 22 match the recorded sheet. A broader county search for names beginning with MIK returns only this subdivision, which supports the unusual spelling and keeps similarly named places out of its parcel and map context.
The Skeeter Records Remain Explicit Exclusions
A separate County name check returns Skeeter S/D as ID 1759/family 2335 and Skeeter Re/Sub Lot 10 as ID 1704/family 2336. They corroborate the parent-name context printed on the Mikstakel plat, but they are not Mikstakel phases. The Atlas excludes both from this page's parcel scope and from any later boundary assembly unless a new recorded instrument changes that conclusion.
The Exact Parcel Response Contains Ten Rows
The live County parcel query for subdivision family 1605 returns ten rows, ten unique parcel identifiers, and ten unique object identifiers. Every row stays inside that family, uses block code 0000, and carries legal line one MIKSTAKEL. These are administrative records used to reconcile identity; they are not a census of owners, residents, bedrooms, parking spaces, structures, or available properties.
Legal Descriptions Preserve Lots One Through Ten
The parcel references end in 0010 through 0100, and legal line two runs cleanly from LOT 1 through LOT 10. No extra common-area, right-of-way, or unnumbered family-1605 entry appears in the current response. That absence does not prove that no easement, shared obligation, common interest, utility right, or recorded restriction affects the land; those questions require the recorded document chain and title review.
Assessment Use Labels Need Tight Restraint
All ten current parcel rows carry use code 0109 and the assessment description SFR/TOWNHOUSE. This supports describing Mikstakel as a small residential subdivision with attached-form context. It does not establish a condominium regime, certify a dwelling, determine lawful use, prove occupancy, guarantee structural attachment, set zoning, authorize rental activity, or replace a permit, inspection, survey, declaration, or title opinion.
Year Fields Split Into Two Administrative Groups
Five rows currently show an actual-year field of 1985 and five show 2022. Effective-year fields are four at 1985, one at 2000, and five at 2022. The guide preserves that source pattern without converting it into construction completion, renovation quality, certificate-of-occupancy, storm performance, code compliance, remaining-life, condition, or insurance findings for a selected property.
Acre Fields Are Not Survey Measurements
GIS-calculated acre fields range from 0.03719185 to 0.07106936, while every legal-acre field is zero. Because the two source fields serve different administrative purposes, the page does not total, average, round, or market them. Neither field substitutes for the dimensions on the recorded plat, a current boundary survey, deed acreage, usable yard, setback analysis, lot coverage, or buildable area.
Ten Address Keys Match The Ten parcel references
The public-safety address response contains ten entries and ten unique parcel references, exactly equal to the parcel set. Every row uses 207 Ann Circle, Destin 32541, with unit labels 1 through 10. That exact key equality independently anchors the recorded identity, but address records do not prove current occupancy, mail delivery, ownership, legal access, school assignment, response time, or physical condition.
Unit Labels Do Not Create A Condominium Conclusion
Each address includes a UNIT number, and the source's floor field is 1 while building-number fields are blank. Those routing fields are not a declaration of condominium, building count, story count, bedroom count, or ownership form. The City classifies the recorded sheet as a subdivision, and current DBPR project extracts contain no Mikstakel match, so the guide does not relabel it as a condominium.
The Plat Identifies Ann Circle As The Frontage
The sheet places all ten numbered lots along Ann Circle and marks it as an existing County right-of-way. Current address records independently use the same street name and number. That agreement supports orientation only. It does not decide present road ownership, acceptance, maintenance, parking, sidewalk condition, drainage, curb access, emergency operations, or whether a particular driveway or route is legally sufficient.
Historic Dedication Language Is Not A Current Road Opinion
The 1985 dedication names Excellence Development, Inc. as owner and First National Bank of Destin as mortgagee, then dedicates shown streets, roads, thoroughfares, and easements to the public in fee simple. That historic language must be read with later public records and title evidence. It does not by itself prove current acceptance, maintenance, vacation status, liability, utility control, or unrestricted access.
A Five Foot Easement Is Shown But Not Reinterpreted
The plat labels a five-foot ingress and egress easement for residents of Mikstakel. This guide reports only that historic label and does not translate it into a current route, parking area, pedestrian right, maintenance duty, transferable amenity, or permission for construction. A buyer should obtain the recorded instruments, amendments, survey, and title analysis before relying on the easement's present scope or enforceability.
No Current Association Identity Is Asserted
The plat identifies a historical developer and mortgagee, not a present homeowners association. No exact current association corporation, declaration package, budget, assessment schedule, insurance allocation, management contract, estoppel process, or rule set was established for this review. The page therefore makes no claim that an association exists or does not exist and publishes no dues, fee, service, or governance statement.
The Owner Marketing Page Is Context Not Proof
The owner's legacy Mikstakel page confirms the community name and 207 Ann Circle context, but its short blurb refers to five residences and says there are no HOA fees. Current County evidence now reconciles ten lot and address rows, while no current governing or fee documents were supplied. The Atlas quarantines both marketing statements and uses that page only as owner identity and transactional context.
DBPR Extracts Do Not Reclassify Mikstakel
Fresh case-insensitive checks of Florida DBPR's North Florida condominium and approved-timeshare project extracts return no Mikstakel match. That supports keeping this as a subdivision guide rather than inventing a regulated condo or timeshare identity. It does not decide individual ownership form, rental licensing, private obligations, insurance, title, lawful use, or whether another state license applies to a selected address.
Rental Eligibility Starts With The Exact Address
Destin's short-term-rental program and 2026 guide direct applicants to current zoning and registration checks. Those citywide materials do not establish that any Mikstakel lot is eligible, registered, grandfathered, compliant, permitted by private instruments, or supported by a particular parking, occupancy, safety, tax, or business-license record. Every rental conclusion remains address- and document-specific.
Flood And Elevation Review Is Property Specific
The City's flood-information and elevation-certificate resources are appropriate starting points for a selected address. This community page assigns no flood zone, base-flood elevation, surge exposure, drainage condition, loss history, certificate status, mitigation result, insurance requirement, or buildability conclusion to Mikstakel. Those questions require current official maps, property records, professional review, and the exact improvement being evaluated.
Zoning And Permits Must Be Rechecked Current
Destin's zoning and Building Division pages are the current starting points for land-use and permit questions. Neither an assessment use label nor a 1985 subdivision plat replaces parcel-specific confirmation of zoning, setbacks, lot coverage, utilities, code history, permits, certificates, legal access, proposed work, or required professional review. The page makes no blanket construction, redevelopment, or rental entitlement claim.
The Final Map Uses Only County Mikstakel 1734
The published outline uses only Okaloosa County subdivision 1734 and preserves its complete 95-position ring. The marker is contained by the live County polygon and the independently stored verification derivative, while all ten official Ann Circle Unit 1-10 points fall inside both. Skeeter records 1704 and 1759 contribute no geometry, and the old ZIP approximation contributes no evidence. Treat the drawing as navigation for the ten Ann Circle records; a selected property still requires its recorded instrument chain, current survey, title and easement review, flood and permitting checks, and qualified property-specific advice.
