Location context

Sand Pebbles Townhomes on the map

The map shows Sand Pebbles Townhomes at 3705 Scenic Highway 98, Destin, FL 32541. The map uses the best available point or outline for orientation, not as a legal survey.

The Municipal Title Controls The Public Name

Destin's plat directory and ledger call the project Sand Pebbles Townhomes and cite Plat Book 7, page 82. The official scan carries the same title. That municipal record controls the guide name even though the County subdivision table contains an extra e in its abbreviated PEEBLES label.

County Root 2252 Resolves The Spelling Variant

Okaloosa subdivision 1940 uses the header SAND PEEBLES T/H and root 00-2S-22-2252. Its Township 2 South, Range 22 position, geometry, eight-unit parcel sequence and 3705 Scenic Highway 98 address cluster all align with the City plat. No evidence supports treating PEEBLES as a second development.

The Current Parcel Family Has Nine Administrative Rows

The exact root returns eight numbered unit keys and one common-area key. Units 1-8 carry the legal title SAND PEBBLES T/H and the assessor description SFR/TOWNHOUSE; the ninth row says COMMON AREAS. These are record categories, not proof of occupancy, market status, governance, or lawful use.

The Address Service Reconciles Every Numbered Unit

Eight public-safety records match the eight numbered PINs. Each uses 3705 Scenic Highway 98 with Units 1-8 and Destin 32541. That one-to-one address agreement strengthens identity, but an emergency-service address does not establish title, delivery rights, utilities, parking, access, or present physical condition.

The Plat Drawing Shows A Deliberately Small Plan

Visual review of the one-sheet City scan shows eight labeled lots arranged around common areas and private access-road labels beside the highway frontage. The drawing is valuable historical evidence. Its 1981 and 1983 certifications do not certify today's improvements, maintenance, easements, parking assignments, or association administration.

The Marker Uses The Complete Address Cluster

The Atlas point averages all eight official address coordinates rather than selecting one unit. Every input and the resulting mean falls inside the matching County subdivision feature. The marker is still only an orientation aid; it is not an entrance, lot corner, survey point, parking location, access route, or legal boundary.

Beach And Common-Area Rights Are Not Assumed

A recorded label, nearby shoreline, or marketing page cannot establish deeded beach access, common-property ownership, guest rights, rental eligibility, dues, maintenance duties, insurance allocations, or current rules. Buyers should reconcile the selected PIN with the deed, survey, title commitment, declarations, amendments, association records and current municipal requirements.
