Overview

Tuscany is one Destin community represented by an original 1995 plat, a seven-lot resubdivision, and two 1999 single-lot replat phases. Tuscan Village and Tuscana are separate places.

One Community In Four Record Buckets

The four county keys correspond to the original Tuscany plan, a resubdivision of seven named lots, Phase II for original Lot 40, and Phase III for original Lot 1 with an adjacent landscape buffer. They are related recording and parcel families, not four separate neighborhoods.

The 1995 Plan And Today's Parcel Snapshot

The original plat labels Lots 1 through 46. Current county data instead returns 45 single-family parcel records and one residential common-area record. No reviewed source explains the absent separate Lot 41 record, and the common-area parcel is not treated as its substitute.

Four Current Street Names And One Plat Name

Current county addresses use Tuscany Drive, Mantero Way, Trovare Street East, and Trovare Street West. Via Del Sol appears on the original plat but not as a current address in the four reviewed parcel families.

A Concentrated Assessment-Year Pattern

The 45 single-family records carry county actual-year fields from 1995 through 1999. These are assessment fields, not guaranteed construction, completion, occupancy, renovation, or permit dates.

What The Recorded Plan Says About Shared Space

The original plat labels a pool area, includes a sidewalk notation, and records a private common-use framework for depicted roads and related areas. Current pool operation, sidewalk continuity, access terms, road title, maintenance, parking, gate status, and association responsibility remain unverified.

Public Beach Context Is Separate

James Lee Park is a county-owned and county-managed public beach facility on Scenic Highway 98. It is not a Tuscany amenity, private walkover, deeded right, or guaranteed pedestrian route.

Why Rental Status Requires An Address Review

All 46 current county address points returned ROI-VR in the City layer. The current City guide does not list ROI-VR among eligible short-term-rental districts, but an exact property determination still requires City review, applicable vested-right evidence, registration history, and current private documents.

The Association Record Has Defined Limits

An active Florida nonprofit, a 1995 declaration record, and a 2023 covenant-extension certificate establish a traceable framework. They do not establish current dues, maintenance, amenities, membership, insurance, architectural controls, enforcement, or private rental terms for every parcel.

Why The Location Is Point-Only

The available display shape omits the original and resubdivision geometry that carry most of the current parcel record. The location point is an orientation marker, not a legal or complete community boundary.

What To Verify

Confirm the parcel and plat reference, then obtain the complete governing-document chain, current association disclosures, Lot 41 crosswalk where relevant, pool and road responsibilities, surveys, title evidence, zoning, rental status, insurance information, and permit histories.
