El Matador

El Matador is a 316-unit, six-building Gulf-front condominium campus at 909 Santa Rosa Boulevard on Okaloosa Island. Okaloosa County records tie the full legal project to one 1971 parcel family; the map uses one project orientation point, not a campus boundary.

Location context

El Matador on the map

The map shows El Matador at 909 Santa Rosa Boulevard, Fort Walton Beach, FL 32548. The map uses the best available point or outline for orientation, not as a legal survey.

A Six-Building Campus At 909 Santa Rosa Boulevard

El Matador is a six-building condominium campus at 909 Santa Rosa Boulevard on the western end of Okaloosa Island. The page covers the entire recorded El Matador Condo project: Buildings 1 through 6, their 316 legal unit records, the shared grounds, and the common street address. It does not treat one tower, one rental unit, or the management company as the whole condominium.

One Recorded Project, Not Six Separate Condominiums

Okaloosa County's subdivision service identifies one exact record named EL MATADOR CONDO under subdivision ID 786 and parcel root 00-2S-24-0800. The property roll returns one project header plus 316 condominium unit records. That structure is the reason the Atlas uses one El Matador page. Building numbers organize the campus internally; they are not evidence of six independent legal projects or six separate public guides.

The County Count Reconciles To The Campus

The county header says 316 units, and the current El Matador property site independently describes 316 condominiums in six buildings. The management FAQ explains that the first digit of each three-digit unit number identifies the building. Applied to the complete county unit-label set, the records divide into 60 units in each of Buildings 1 through 5 and 16 units in Building 6. This is a legal-label reconciliation, not a count of occupied homes, current rentals, or listings.

A 1971 Project With Current Due-Diligence Needs

All 316 unit records carry 1971 in both the county's actual-year and effective-year fields. Florida corporate records also show that El Matador Association, Inc. was filed in February 1971 and remains active, with a 2026 annual report displayed at review. Those dates establish the property's early-1970s identity; they do not describe renovation quality, structural condition, code compliance, reserve funding, insurance, or the condition of any residence.

Fort Walton Beach Address, Unincorporated Island Setting

The street address is 909 Santa Rosa Boulevard, Fort Walton Beach, Florida 32548. A Florida Department of Environmental Protection order identifies El Matador Condominium at that address, fronting the Gulf of Mexico in the Okaloosa Island community. The distinction matters administratively: Okaloosa Island is unincorporated Okaloosa County, while Fort Walton Beach is the postal and real-estate market label used for the address.

Buildings Three And Four Sit Closest To The Beach

The current management FAQ places Buildings 3 and 4 closest to the beach. Other buildings occupy different positions across the campus, so a shared El Matador address does not establish one view, walking path, exposure, or balcony orientation. Gulf, Santa Rosa Sound, courtyard, and grounds relationships vary with building, floor, and unit position. A buyer should verify the actual outlook and route from the residence rather than relying on the project name alone.

Unit Numbers Carry Useful Wayfinding Information

El Matador's management FAQ explains the three-digit numbering convention: the first digit is the building, the second is the floor, and the third locates the residence along that floor. This can help reconcile a listing with the campus. It should not be used to infer a floor plan, bedroom count, square footage, accessibility, or view. The current property site markets studios through two-bedroom accommodations, but each legal unit and interior must be checked separately.

Shared Amenities Are Current Operations, Not Permanent Promises

The current property site describes two pools, including one that is seasonally heated, plus a whirlpool, fitness center, sauna and steam facilities, tennis and pickleball courts, basketball, grilling areas, community rooms, elevators, a beach walkway, and an electric-vehicle charger. These features explain the campus's resort-style character. Hours, heating schedules, equipment, access credentials, fees, closures, and eligibility can change, so present operations should be confirmed close to use or closing.

Elevator Service Differs At Building Six

Management's FAQ says Buildings 1 through 5 have two elevators each, while Building 6 has a service elevator available when needed. That is a meaningful campus distinction for daily movement, but the wording does not establish universal accessibility, dimensions, backup power, service reliability, or a guaranteed route from every parking space to every unit. Anyone with a mobility requirement should verify the exact building, floor, entrance, and current elevator condition directly.

Gulf-Front Does Not Resolve Every Beach-Right Question

El Matador fronts the Gulf, and the current property site describes a beach walkway and private beach access. The Atlas therefore classifies the project as Gulf-front with private access in its comparison fields. That practical classification is not a title opinion. For a transaction, review the declaration, survey, easements, shoreline documents, access controls, permitted users, beach-service arrangements, and any rules that apply to the exact residence.

Rental Activity Does Not Establish The Governing Rental Rule

El Matador is actively marketed through vacation-rental and resale channels. That evidence shows current activity, not the association's complete leasing authority or a durable minimum-stay rule. The management FAQ's age, pet, parking, laundry, and reservation statements govern its rental operation as published; they are not automatically association-wide ownership rules. The Atlas consequently leaves short-term-rental permission, minimum nights, pet policy, and parking allocation untyped.

The Map Point Represents The Whole Campus

The marker is the previously approved point for the exact El Matador recorded-subdivision cluster. It is not presented as the entrance to one building, the location of a particular unit, or the outline of the common property. No page-specific polygon has been accepted, so the guide remains point-only. Legal boundaries, building footprints, parking areas, beach rights, and unit positions require their own authoritative records and should never be read from this marker.

The Listings Link Uses The Exact Subdivision Filter

The live page preserved the requested canonical path and exposed the provider's El Matador Condo subdivision filter. Current result totals are deliberately not copied into this guide because availability changes. A zero-result day would still be a correct handoff if the same exact subdivision filter remains intact.

Match The Residence To The Full Document Set

Before relying on an El Matador listing, match the unit number to its county parcel, title commitment, association estoppel, and current listing. Review the declaration and amendments, rules, budgets, reserves, assessments, insurance, structural and milestone records, flood information, balcony and building condition, elevator service, access rights, parking, pets, rentals, and any management agreement. Public records provide building identity and context but do not replace a survey, title opinion, inspection, engineering report, or confirmation of future operations.
