Overview

Cross a single narrow bridge on the Gulf side of Sandestin and the resort's hum drops away behind you. Ahead, ringed almost completely by the still water of Horseshoe Lake, sits a small peninsula that behaves like a private island - and on it, just nine houses. This is Island Estates, an ultra-exclusive gated enclave tucked inside Sandestin Golf and Beach Resort: a gate within the resort's gate, reached by its own bridge and wrapped on nearly every side by water. Where much of Sandestin turns over with vacationers and the energy of Baytowne Wharf, Island Estates keeps a hushed, residential calm. The Setting

The houses of Island Estates are built in a classic West Indies style - the aristocratic, tropical-resort look of deep verandas, layered balconies, and lush plantings that seem to belong on a warmer, older island. Exteriors are elegant but relaxed; interiors are custom and finely finished. Each of the nine is a substantial custom home, and all of them are oriented to the lake, so that water views run through the community as its common thread. Five of the nine carry their own private lakefront pools set at the water's edge. The homes tend toward the larger, custom end of what Sandestin offers. Descriptions from the community place them in the range of roughly 3,500 to 4,500 square feet, with three to five bedrooms, though those figures should be read as approximate rather than a rulebook. What matters more than any number is the shared character: a small cluster of individually built, water-facing manor homes, unified by their West Indies vocabulary and their tropical, lakeside setting, with no two quite alike.

Life Here

Daily life on the island runs quieter than the resort around it. A defining community policy reinforces that calm: short-term vacation rentals are not permitted within Island Estates. The enclave is reserved for its private owners and their guests, which keeps it a neighborhood of residents rather than a rotation of visitors - the same character device that makes Burnt Pine feel settled and still. In a resort where much of the housing turns over with vacationers, that rule gives Island Estates a rare, year-round steadiness. For all that seclusion, owners are woven into the best of Sandestin. They are eligible to join the private One Beach Club on the Gulf, the Sandestin Pro Tennis Center, and the Burnt Pine Club, and they share in the resort's wider menu of pools, walking and cart paths, marina, and the village at Baytowne Wharf. Getting Around

The single bridge is the enclave's front door - the only way onto the peninsula and the first thing that marks it as private. Once inside Sandestin, the resort is built for low-car living: golf carts and bikes move along dedicated paths between the beach, the marina, the golf courses, and Baytowne Wharf, so much of the daily routine happens without the highway. Beyond the gates, Emerald Coast Parkway (U.S. 98) runs through Miramar Beach, placing Island Estates squarely in the middle of the corridor - Destin's harbor a short drive west, the scenic villages of 30A just to the east.
