Le Soleil is a compact Miramar Beach subdivision whose recorded footprint is more precise than the name alone suggests. Walton County approved a ten-lot single-family project on 1.25 acres in 2005. The county subdivision record identifies the finished plat as Le Soleil S/D, series 30-2S-21-42930, recorded January 10, 2006 in Plat Book 17 at page 36.

Ten Lots And One Recorded Identity

Current county parcel records enumerate Lots 1 through 10 under the same subdivision series. A separate A0 parcel identifier covers streets, common areas, and related subdivision property. That common record does not identify a pool, gate, beach easement, recreational facility, or a particular owner's use rights.

A Single Internal Street

Every numbered lot has a Le Soleil Drive address. County records pair the numbers from 11 and 12 through 51 and 52. The 2005 approval minutes place the site on the north side of Surf Song Lane, about 250 feet northeast of its intersection with Ellis Road.

Road Maintenance Changes At The Entrance

Walton County classifies Le Soleil Drive as privately maintained, while Surf Song Lane, Ellis Road, and Scenic Gulf Drive are county maintained. That transition is relevant to due diligence but does not establish road ownership, a gate, access rights, or property-specific costs.

County Layers Do Not Support A Simple Home Count

The county address layer returns one addressed record for each numbered lot, while separate parcel layers disagree about whether a few lots should be labeled single-family or vacant. The durable fact is the ten-lot plat, not a changing total of completed or occupied homes.

Public Beach Access Is Nearby, Not A Subdivision Right

Walton County GIS identifies Miramar Beach Regional Beach Access at 2375 Old U.S. 98, while Visit South Walton lists the same named facility at 2375 Scenic Gulf Drive. The current tourism inventory lists parking, seasonal lifeguards, beach-condition flags, accessible restrooms, an accessible boardwalk, accessible parking, a water fountain, and beach wheelchairs. The public facility does not prove private, exclusive, or deeded rights for a Le Soleil property.

The Association Filing Has A Narrow Meaning

State corporation records show a November 2005 filing for the Le Soleil association and an active status with a 2026 annual report. That filing does not establish mandatory membership, dues, assessments, insurance, architectural controls, rental restrictions, amenities, or lot-specific rights.

Zoning And Rental Use Are Separate Questions

County GIS assigns the addressed lots to Neighborhood Infill zoning and Residential future land use. Walton County also requires annual registration for short-term vacation rentals. Neither fact alone establishes property-specific approval or private rental rights, so current governing documents and address-specific county confirmation remain necessary.

Confirm the subdivision series and recorded lot. Then review the survey, title, declaration, amendments, association records, road and common-area obligations, permits, flood information, insurance, parking, rental rules, and any claimed beach rights.
