One Header Covers Three Phases And A Replat

Walton County returns one subdivision header named St Andrews Drive 1 2 & 3 under series 26-2S-21-42200. Its legal summary covers Phases I, II, and III and a replat of Lots 8789 and 8790, with plat reference PB 22-84. That one recorded scope is more reliable than treating each phase label or marketing variation as a separate neighborhood.

Sixty Addresses Do Not Mean Sixty Parcel IDs

The live address layer has 60 numbered St. Andrews Drive entries across 8780-8799 and 8806-8845. They map to 59 unique numbered parcel identifiers because one current record combines Lots 8823 and 8824. Address count, parcel count, and residence count answer different questions; use the lot and full legal description when matching a property to the subdivision.

Five Common Rows Represent One Common Parcel

The address output also repeats one no-address common parcel five times, and the parcel output repeats that same identifier in five rows classified residential common. Those rows are not five additional lots. Across the 59 unique numbered parcel records, current use descriptions are 55 single family, three vacant, and one vacant government. These assessment labels do not prove current improvements, occupancy, ownership, condition, or rental use.

This Is Not A Walton Condo Or Timeshare Project

Florida's current North Florida condominium and approved-timeshare extracts contain no exact Walton County St. Andrews project. Near-name records in Bay, Leon, and other jurisdictions are different projects. Walton County instead presents platted St. Andrews Drive lots and a common parcel, so this guide treats St. Andrews as a residential neighborhood rather than importing another project's ownership form.

The Active Corporate Name Says Property Owners

Florida corporate records list active St. Andrews Drive Property Owners Association, Inc., document N93000003783, filed in 1993 and current through a 2026 annual report. A similarly named St. Andrews Drive Homeowners Association, Inc., document N12532, is inactive after a 1988 merger event. The Sandestin supplement uses homeowners association as a neighborhood heading, but current legal identity should be checked by full name and document number.

The Current Roster Adds A Management Layer

The Sandestin Owners Association roster dated April 1, 2026 lists St Andrews with ProCam in its management-company column. That is useful current administrative evidence, not a complete statement of corporate authority, assessments, maintenance allocations, insurance, enforcement, or owner obligations. Obtain current records from both the neighborhood and master-association layers for the exact address.

Exterior Work Has Two Review Stages

The current St. Andrews supplement requires covered new construction, exterior modifications, and landscaping to comply with both the neighborhood standards and the SOA guidelines. It sends a proposal first to the St. Andrews board for review and recommendation, then through the association manager to the SOA Architectural Review Board for final approval. It also describes an SOA ARB appeal path after a neighborhood denial.

Design Standards Are Not A Current-Home Census

The supplement describes one- and two-story designs, stucco exteriors, approved colors, uniform lighting, tile roofs, compatible accessory structures, and controlled windows, doors, shutters, pavers, fences, walls, and exterior fixtures. Its attachments include color, paver, and lighting selections. Those provisions define an approval vocabulary; they do not establish that every present home has every feature, remains unchanged, or has a complete approval file.

Master Setbacks Start With A Recorded-Document Warning

The current master ARB table lists St. Andrews all-lot review values of five feet at the side, 25 feet at the street, and 25 feet at the rear. The same page says recorded plats and easements always govern, while the neighborhood supplement allows lot-specific variations during review. Treat the table as a review starting point, not a survey or a parcel-specific buildable-envelope conclusion.

Resort Placement Does Not Transfer Resort Rights

Sandestin's official tram map places St. Andrews on the Bayside portion of the resort near Heron Walk and Prestwick, north of U.S. 98. That is orientation evidence only. It does not establish tram, beach, pool, golf, marina, club, parking, storage, guest, or rental-program rights for a particular lot. Each claimed benefit needs current written authority tied to the property and ownership.

Rental Questions Remain Address Specific

No reviewed primary source establishes one neighborhood-wide rental minimum or guarantees short-term use for every St. Andrews lot. Walton County's vacation-rental registration program does not override private covenants, master rules, state licensing, taxes, occupancy controls, parking requirements, insurance restrictions, or required approvals. Verify each layer before relying on listing language or prior rental activity.

Flood And Insurance Review Begins With The Parcel

A County outline and a resort-map label cannot determine flood zone, finished-floor elevation, drainage, wind exposure, insurance availability, or loss history for all addresses. Use current parcel and flood information, survey and elevation evidence when relevant, drainage and permit records, physical inspection, loss information, lender requirements, and live insurance quotes for the property under review.

The County Geometry Is An Orientation Reference

The Atlas preserves the existing public point and copies the exact four-part Walton County subdivision geometry already carried by the public map. The point is contained within that geometry. No coordinate or boundary vertex was created, moved, simplified, or repaired.
