Two County-Recorded Phases Form One Neighborhood
Walton County records Tivoli Terrace in two subdivision series. Phase 1 is 35-2S-21-42400; current parcel snippets repeatedly reference PB 10-48. Phase 2 is 35-2S-21-42410, whose header expressly says Tivoli Terrace Phase 2 Townhomes and cites PB 13-29. The two phases form one neighborhood identity, not two competing guides.
Thirty-Five Numbered Parcels Define The Current Roster
Phase 1 has 23 unique numbered parcel IDs: 5400-5412 and 5423-5432. Phase 2 adds 12, numbered 5433-5444. Every one of those 35 current parcel rows carries the County use description townhouse. Phase-one snippets alternate lot and unit language; Phase 2 consistently uses unit and townhomes. Those abbreviations require the full plats, not a second ownership census. Assessment labels do not prove occupancy, condition, improvements, ownership, or rental use, but they establish a durable townhouse-subdivision identity.
The Missing Numbers Stay Unexplained
The current County prefixes do not return numbered parcel IDs 5413-5422. The association roster uses the broad label Units 5400-5444, but that label cannot fill the ten-number gap or create a 45-home total. Sequence numbers are identifiers, not proof of a continuous block of current interests. Historical records or full governing documents may explain the sequence; this guide does not guess.
Common And Tract Rows Are Not Additional Homes
Phase 1 also contains one association parcel classified residential common and one overall-tract identifier repeated five times as vacant rows. Address data repeats that common identifier at 5445 Tivoli Terrace Drive, 5000 Tivoli Drive, and two no-address records. Phase 2 has a separate common identifier only in two no-address rows. None is added to the 35 numbered parcels. Database row counts and unique legal identifiers answer different questions.
This Is Not A Tivoli By The Sea Condominium
Florida's current condominium extract lists three Tivoli by the Sea projects, all distinct from Tivoli Terrace. The timeshare extract has no Tivoli match. County records instead present individually numbered townhouse parcels under two subdivision phases, so the canonical Atlas page is a neighborhood guide rather than a condominium or timeshare page. A marketing seed's condo label cannot override the current state and County evidence.
The Active Corporation Is An Owners Association
Sunbiz lists Tivoli Terrace Owners Association, Inc., document N94000003530, as an active Florida not-for-profit filed in 1994 and current through a 2026 annual report. That corporate record does not by itself define which parcels are members, current charges, voting rights, maintenance duties, insurance, enforcement, or pending claims.
The SOA Roster Adds A Management Layer
The Sandestin Owners Association roster dated April 1, 2026 lists Tivoli Terrace separately with Procam. That is useful current administrative evidence, not the full allocation of authority between the neighborhood association and Sandestin's master association. Obtain current records from both layers for the exact address.
Resort Architecture Is Grouped, Not Parcel Specific
Sandestin's Beachside page groups Pine Ridge, Tivoli, and Tivoli Terrace as Southside West Indies-inspired two- and three-bedroom townhomes along Baytowne Golf Club. Because the description covers several neighborhoods and a rental program, it supplies architectural context only. It does not prove one home's design, bedroom count, view, golf access, pool right, furnishings, or rental eligibility.
No Public Tivoli Terrace Supplement Was Located
The current SOA architectural page exposes supplements for Tivoli Ridge and other named neighborhoods but not Tivoli Terrace. The master tables likewise list Tivoli Ridge, not Tivoli Terrace, for building-envelope and square-footage values. Public-list absence is not proof that no recorded covenant, neighborhood standard, approval condition, or later instruction applies. Before exterior work, ask both architectural offices which documents govern the parcel.
The Resort Map Establishes Orientation Only
Sandestin's tram map places Tivoli Terrace on the Beachside portion south of U.S. 98, between the Tivoli label and Luau. That orientation does not establish tram, beach, pool, golf, marina, club, parking, storage, guest, or rental-program rights for a particular townhouse. Confirm every claimed benefit in current written agreements.
Rental Questions Remain Address Specific
No reviewed primary source establishes one neighborhood-wide rental minimum or guarantees short-term use for all 35 numbered parcels. Walton County registration does not override private covenants, master rules, state licensing, taxes, occupancy limits, parking controls, insurance restrictions, or required approvals. Verify each layer before relying on prior advertising or use.
Flood And Insurance Review Starts With The Parcel
A Beachside map label and a subdivision outline cannot determine flood zone, finished-floor elevation, drainage, wind exposure, insurance availability, or loss history across the neighborhood. Use current parcel and flood data, a survey and elevation evidence when relevant, permits, inspections, loss information, lender requirements, and live insurance quotes for the exact address.
The County Outline Is An Orientation Reference
The Atlas preserves the existing public point and copies the unchanged County-derived outline already served on the map. The point is contained within that geometry; no coordinate or boundary vertex was created, moved, simplified, or repaired. The outline connects the guide to the recorded phases but is not a legal survey or proof of a parcel right.
Use An Address-First Review Sequence
Begin with the parcel ID, numbered address, phase, plat, and complete legal description. Then collect declarations and amendments, both association layers, budgets and financials, assessments, insurance material, estoppel or disclosure records, survey, permits, alteration approvals, flood evidence, rental records, and inspections. Resolve common-property duties and every claimed resort benefit in writing before comparison. Keep each dated source in the transaction file so later changes remain visible.
