Three prefixes define the Cottage component

Gulfside I, Beach Villas, Grand Villas, and the Cottage phases appear in distinct County families. Proximity inside the wider Hidden Dunes setting does not make their declarations, associations, access arrangements, parking, insurance, assessments, or use restrictions identical. Any comparison should begin by confirming the selected parcel prefix before consulting component-specific documents.

What still requires current phase and unit evidence

The GIS family does not establish current amenities, beach rights, rental authorization, pet rules, association finances, master coverage, maintenance obligations, or cottage condition. Phase-specific declarations and amendments, current association material, title evidence, disclosures, inspections, and insurance review are needed.
