Location context
Grande Pines on the map
The map shows Grande Pines at 202 Sandestin Lane, Miramar Beach, FL 32550. The map uses the best available point or outline for orientation, not as a legal survey.
Three letter groups produce twelve units
Root 25-2S-21-42345 lists Grande Pines Phase I Units A-1 through A-4, B-1 through B-4, and C-1 through C-4. A separate header references Official Records Book 2806, Page 596. Excluding that header gives 12 condominium units and preserves the Phase I label without assuming the existence or scope of any later phase.
Only the project row receives an address
Walton County returns 13 address entries for the exact family. One is assigned 202 Sandestin Lane and the 12 unit rows explicitly state no address is assigned. A public parcel cross-check repeats the unit series and street context, but the unassigned rows remain unplaced rather than being distributed around a map.
Phase wording has limits
The legal name's Phase I wording is reported exactly as recorded. It is not evidence that a Phase II was built, approved, merged, or governed by identical documents. Likewise, the A, B, and C identifiers should not be translated into building counts or floor positions without plans or recorded exhibits that support those conclusions.
The point represents 202 Sandestin Lane
The sole assigned County coordinate places Grande Pines at project scale. It cannot define an entrance, building, unit stack, parking area, road right, parcel centroid, common element, or legal footprint. The Atlas therefore offers a point and no polygon, keeping the spatial presentation proportionate to the evidence.
Resolve the phase in the unit documents
A current unit review should verify the Phase I legal description and OR reference, then obtain the declaration and amendments, title work, survey or exhibits, association finances and insurance, minutes, disclosures, permits, inspections, rentals, pets, parking, and proof of any represented access.
