Beach Highlands

Walton County records preserve two related Beach Highlands identities: the original family and a separately described First Addition. Their plat-book references let the guide connect the names without pretending the two filings were one unchanged historical plat. Later replats and combined interests remain attached to the records where they appear.

The reproducible guide set contains 87 current records from the original family and 190 from the First Addition. Only rows labeled SINGLE FAM or VACANT enter that selection, producing 181 and 96 records respectively. Those administrative labels describe the current assessment return, not a census of finished homes or available property.

Thirteen common-context or different-use rows sit outside the selected Beach Highlands set. Excluding them prevents a drainage, street, common-area, or differently classified record from being mistaken for a residential lot. Their presence also cannot prove shared ownership, maintenance responsibility, association coverage, or an amenity package.

A Walton County site-plan item identifies Lot 29, Block C in Beach Highlands First Addition. That official reference independently supports the First Addition name and its distinct record context. It remains evidence about the cited lot and filing; it is not a warrant to extend site-specific findings across every Beach Highlands address.

Public records for 11 Sunrise Circle and 260 Sunrise Circle use Beach Highlands wording and help bridge street addresses to the recorded identity. The guide uses those pages only for that name-and-location check. Photographs, marketing descriptions, transaction history, and property features stay specific to the referenced addresses.

The displayed coordinate, 30.357107 and -86.258059, is the arithmetic centroid of the 277 selected parcel geometries. It is deliberately shown as a point. It should not be read as an entrance, lot corner, shoreline position, survey monument, parking area, or representation of the subdivision's legal perimeter.
