Cerulean Landing on the map
The map shows Cerulean Landing at 21 Mistflower Lane, Santa Rosa Beach, FL 32459. The map uses the best available point or outline for orientation, not as a legal survey.
One Recorded WaterColor Neighborhood
Cerulean Landing at WaterColor is a recorded residential neighborhood within WaterColor's Phase III in Santa Rosa Beach. Walton County records it under family 15-3S-19-25422 and Plat Book 15, page 60. That exact family, not a general WaterColor search or the word Cerulean by itself, defines this guide.
The Final Plat Described Thirty-Three Lots
Walton County Board minutes from August 2003 identify Cerulean Landing at WaterColor as a 33-lot single-family residential subdivision when the final plat was presented for approval. Current County parcel legal descriptions run from Lot 1 through Lot 33 and cite PB 15-60. The historic approval describes the plat; it is not a claim that every structure was completed, occupied, or unchanged in 2003.
Forty Features Are Not Forty Homes
The current parcel service returns 40 feature rows for the exact family. Thirty-three rows are the numbered lots. The remaining seven entries repeat one common-area parcel reference, leaving 34 unique parcel identifiers. Neither 40 raw features nor 34 unique keys should be presented as a home count, because the common record and database duplication require separate treatment.
WaterColor Is The Parent Community
WaterColor's current owner-community district map and Phase III design materials identify Cerulean Landing inside the broader master community. This guide supplies neighborhood-level identity without turning Cerulean Landing into an independent municipality, resort, condominium, or umbrella association. WaterColor-wide descriptions and benefits still require property-specific eligibility review.
Cerulean Place I And II Are Different
County records also contain Cerulean Place I under family 15-3S-19-25410 and Cerulean Place II under 15-3S-19-25411. Each uses its own five-lot sequence and its own plat reference, PB 14-96 or PB 14-97. Those families are excluded. A name search for Cerulean cannot substitute for the full parcel family and legal description.
Three Street Names Help Reconcile Results
Reviewed Cerulean Landing addresses appear on Mistflower Lane, Rain Lily Lane, and Blackwater Street. A current record for 21 Mistflower Lane is Lot 16, while 31 Mistflower is Lot 17 and current Rain Lily examples map to other numbered lots in the same family. Street evidence is useful for screening, but the parcel reference and legal description remain the safer identity controls.
Design Guidance Is Lot-Specific
The Phase III design guidelines include a Cerulean Landing section, and the current WaterColor palette library separates Lots 1-19 from Lots 20-33. Those documents show that design review can depend on the particular lot grouping. They do not prove that an existing improvement complies today, that an alteration will be approved, or that every design rule and amendment appears in one public file.
Common-Area Text Is Not An Amenity Promise
The repeated common parcel references streets, common areas, and limited common areas shown on the plat. That language flags documents a buyer should obtain; it does not establish a particular pool, dock, beach route, park, club, parking allocation, membership, or unrestricted use right for every parcel. Title, declarations, easements, and current association records must establish the benefit and responsibility.
Listing Details Stay Address-Specific
Current public pages for Mistflower and Rain Lily properties corroborate the subdivision and legal descriptions. Their bedrooms, size, year, construction, fees, assessments, furnishings, condition, pool or access remarks, and sale status describe those listings at a point in time. None is promoted into a universal Cerulean Landing fact.
Rental Review Has Two Layers
Walton County publishes a vacation-rental registration process, while private WaterColor and property documents may add separate conditions. Registration does not grant private permission, and a prior listing or rental history does not establish future eligibility. Verify declarations, amendments, current rules, licenses, occupancy and parking limits, taxes, insurance, and the exact property's documented history.
Flood And Insurance Questions Remain Parcel-Level
A WaterColor district map or neighborhood name cannot decide FEMA zone, elevation, drainage, wind exposure, carrier eligibility, premium, or claim history. Use the exact parcel and structure for current mapping, survey or elevation evidence, permits, inspections, lender requirements, loss information, and written insurance quotes.
The Marker Is Intentionally Narrow
The Atlas uses the current Walton County address point for 21 Mistflower Lane as a point-only orientation marker and publishes no Cerulean Landing polygon. It is not a boundary, entrance, common-area location, selected home, parcel corner, route, survey, or access determination. The recorded plat and a current survey remain controlling.
Build A Lot-Level Buyer File
For a selected lot, collect the deed, title commitment, complete legal description, PB 15-60 plat, survey, declarations and amendments, design standards, rules, budget and financials, reserves, assessments, insurance material, estoppel, litigation disclosures, maintenance responsibilities, common-area and access instruments, architectural approvals, permits, rental records and restrictions, flood and elevation evidence when relevant, inspection, seller disclosures, and financing requirements. The neighborhood identity narrows the search; the lot-level file resolves the transaction.
