Kaiya sits on the eastern end of Scenic Highway 30A in South Walton County, on the sliver of coast where the mailing addresses blur between Inlet Beach, Seacrest, and Santa Rosa Beach. It lies directly west of Alys Beach, a short distance from Seacrest Beach and Rosemary Beach, with U.S. 98 running along the higher ground to the north. The community spans roughly 28 acres, split by 30A itself: about 26 acres on the north side hold most of the residences, while a two-acre beachfront strand to the south anchors the community on the Gulf. More than a third of the site is given over to green space, so even in a compact footprint the streets stay leafy and open. That two-part geography - a wooded residential core set back from the road, and a narrow ribbon of serviced beachfront on the water - is central to how Kaiya works. Kaiya is the vision of developer Jason Romair, a New Orleans native who brought a Garden District sensibility to the Gulf coast - walkable streets, ornate metalwork, and deep porches that invite lingering. The master plan came from PLACE Alliance, the firm of Mauricio Castro, which laid out the town's compact grid of homes, greens, and gathering places. Rather than a subdivision of look-alike houses, the plan reads as a curated small town, organized around shared amenities and a strong central hospitality core. The community is operated by CoralTree Hospitality, which runs its hotel, club, and resort services. Kaiya is a genuinely new arrival on 30A, opening and expanding in phases - a place still under active build-out, with its residential collections and signature venues coming online over time rather than all at once.

The buildings at Kaiya were designed by Marieanne Khoury-Vogt and Erik Vogt of Khoury Vogt Architects - the same architects who served as town architects at Alys Beach, where they were hand-selected during that town's early planning. At Kaiya they describe taking the pared-down, masonry architecture of Alys Beach and infusing it with wood: buildings that read as half masonry and half warm wood siding, softening the crispness of the all-white town next door. The result is a refined coastal modern look - light masonry tempered with generous porches, courtyards, rooftop terraces, and indoor-outdoor rooms that deliberately dissolve the line between inside and out. Housing is organized into five residential collections, each with its own character: the Strand Collection of Gulf-facing villas; the Preserve Collection of villas set among trees; Solaire, a group of condominium residences; the Mews, cottage- and row-style homes; and the Kaiya Club Residences, oriented around the community's private club. Across all of them, the shared design vocabulary of wood, masonry, courtyards, and shade gives the town a warm, cohesive feel distinct from anything else on the corridor.

Kaiya is built around three themes - wellness, the arts, and hospitality - woven together by a full menu of service. At the heart of the community is a boutique hotel, Oyom Hotel & Spa, a roughly 30-suite hotel with farm-to-table dining, a courtyard pool, a rooftop terrace, spa, and fitness, cast by the resort as a kind of living room for the community. Wellness runs deeper still at AKUVA, the community's spa and wellness facility, with meditation, yoga, steam and sauna, fitness, and aquatic-inspired treatments. On the water, the Kaiya Beach House anchors the Gulf-side strand with an infinity pool overlooking the water and a serviced stretch of private beachfront reached through the members-only Kaiya Club - which also extends access to UKARA, the resort's private yacht. Art threads through it all by way of the Omaire Gallery, an international art gallery that serves as a hub for the community's programming across art, music, dance, design, and cuisine. Dining leans seasonal and wellness-minded, with all-day and signature venues rounding out the resort, and there are five pools in all, from the Beach House infinity pool to a rooftop pool at the condominiums.

Like the rest of 30A, Kaiya is built for slow, low-car movement. The paved Timpoochee Trail runs along County Road 30A just outside the community, making bicycles, golf carts, and feet the natural way to reach neighboring Alys Beach, Seacrest, Rosemary Beach, and the villages beyond. U.S. 98 to the north carries longer trips - west toward Seagrove, Seaside, Grayton Beach, and on to Destin, and east toward Inlet Beach and Panama City Beach. For arrivals from farther afield, Northwest Florida Beaches International Airport near Panama City is roughly a half-hour drive.

Kaiya suits people drawn to design-led, wellness-oriented, low-key luxury and privacy over a rustic beach-town feel.
