Overview

Turn north off Scenic 30-A onto South WaterSound Parkway and the beach-town bustle fades quickly into pines, wetland, and the undulating green of a Tom Fazio golf course. This is WaterSound Camp Creek, one of the newest residential communities in South Walton and a distinctly inland counterpart to the Gulf-front WaterSound Beach a few minutes south. Built by The St. Joe Company on wooded, estate-scale land wrapped around Camp Creek Golf Club, it is a gated enclave designed for a quieter rhythm than the coast: large homesites in a natural setting, a mandatory private-club membership, and an amenity campus that has grown into the social heart of the Watersound Club. It shares the WaterSound name, but not the beachfront address - its draw is golf, wellness, and space, with the Gulf a short cart ride away.

The Setting

WaterSound Camp Creek sits on the eastern end of South Walton County, south of US Highway 98 and north of County Road 30-A, along South WaterSound Parkway and adjacent to Camp Creek Golf Club. This is coastal-dune-lake country, the pine-and-wetland landscape that defines the inland side of 30-A near Camp Creek and the region's rare freshwater-meets-saltwater lakes. The community keeps that natural character front and center: large homesites are set into a wooded, low-density landscape rather than cleared into a uniform grid. Though it is not on the water, the community is built for easy reach of it. A short car, bike, or golf-cart ride carries residents to Scenic 30-A and the Gulf of Mexico in one direction and to Watersound Town Center, with its Publix and shops, in the other. The east-end 30-A villages - Inlet Beach, Rosemary Beach, and the Seacrest area - lie just to the south, putting the corridor's beaches, dining, and design-forward town centers within an easy trip.

How It Came To Be

The community is a project of The St. Joe Company, the longtime Northwest Florida landholder behind the broader WaterSound brand, developed here through its Camp Creek residential development arm. It is among the newest additions to St. Joe's WaterSound umbrella - a name that spans several distinct communities on the eastern Emerald Coast - and it was conceived around an asset that already existed: the Camp Creek Golf Club and the private Watersound Club that operates it. What transformed Camp Creek from a golf course into a full residential destination was a major expansion of the Watersound Club's amenities on this site. That build-out turned the Camp Creek grounds into the club's amenity epicenter, adding a wellness center, an expansive pool complex, racquet sports, sports fields, multiple dining venues, and a boutique inn - the campus that now anchors daily life for lot owners.

Camp Creek Golf & the Watersound Club

At the center of it all is Camp Creek Golf Club, a Tom Fazio design routed through undulated fairways, sand dunes, and native plants interwoven with manicured turf. The course is a Certified Audubon Cooperative Sanctuary, a nod to the care taken with its wetland setting, and it is complemented by a golf performance center, practice facilities, and a clubhouse with an expanded pro shop. Ownership at WaterSound Camp Creek comes with a mandatory Watersound Club membership, offered in two tiers - a Lifestyle membership or a Beach & Sport membership - with applicants approved for membership as they take title to a homesite. Membership opens the full expanded amenity campus. A wellness center brings group-exercise studios, cardio and strength areas, saunas and steam rooms, and a hot tub, alongside a lap pool for adults. The resort-style pool complex centers on zero-entry family pools and a long lazy river, with a separate adult pool nearby. For racquet players there are eight Har-Tru clay tennis courts and eight pickleball courts, backed by a pro shop, plus open sports fields, a half basketball court, and a teen game room. Dining runs from the poolside smokehouse fare of Bark 'N Brine to the fine dining of ANR and the 1936 Bar & Lounge at the boutique, 75-room Camp Creek Inn, which overlooks the course and shares in the club's amenities.

Character & Homes

WaterSound Camp Creek is planned for up to 263 homesites at full build-out, a deliberately modest count for the acreage that keeps the community low in density and rich in green space. The homesites are estate-scale and set in a natural, wooded landscape, and the design ethos favors individuality - custom homes shaped to their lots rather than a repeating template. A construction rule reinforces the quality-controlled feel: once a home is started, owners have twelve months to finish it, keeping the streetscape from lingering in a half-built state. Just as defining is the community's residential character. WaterSound Camp Creek is rental-restricted, with any leasing held to longer terms rather than short-stay turnover. In a stretch of coast where much of the housing rotates with vacationers, that policy gives the neighborhood a settled, neighbor-to-neighbor feel - a place of full-time and seasonal residents rather than a transient guest cycle.

Life Here

Daily life at WaterSound Camp Creek revolves around the club campus and the outdoors. Mornings might begin with a round on the Fazio course or a workout in the wellness center; afternoons drift to the lazy river and family pool, the clay courts, or the sports fields; evenings settle into dinner at the inn's restaurants or poolside barbecue. Because the community is gated and rental-restricted, the pace stays calmer and more consistent than the beachfront, even at the height of season. When the coast calls, it is close. A golf cart or short drive links the neighborhood to Scenic 30-A, the Gulf beaches, and Watersound Town Center for groceries and shopping, so the beach and everyday errands are both within easy reach without a long haul on the highway. It is a lifestyle that trades a beachfront address for space, privacy, and a private club at the doorstep.

Who It Suits

WaterSound Camp Creek fits buyers drawn to golf and wellness who want a quiet, gated, low-turnover community with private-club amenities and easy access to 30-A and the Gulf. Its estate homesites and natural setting appeal to those building a custom primary or second home in South Walton, and its rental restriction rewards people who want stable neighbors over a rotating cast of vacationers. For anyone who loves the eastern Emerald Coast but prefers the calm of the pines and fairways to the immediacy of the sand, it offers a residential foothold within one of the region's most amenity-rich club settings.
