Overview

Follow Scenic Highway 30A east through WaterColor until the pines and cottages give way to open sky, and a single lane runs the last few steps to the dunes. This is Beach Lane - the gulf-front edge of WaterColor, where a short row of homes faces the Gulf of Mexico across the sea oats, each with its own weathered boardwalk stepping over the dune line to the sand. It is the smallest and most private stretch of the village, hard against the western line of neighboring Seaside, and it holds the only homes in all of WaterColor that stand directly on the beach.

The Setting

Beach Lane sits at the southern, seaward end of WaterColor in South Walton County, part of the community's original Phase One along the beach and the shores of Western Lake. The Gulf lies immediately to the south; behind the homes, the rest of WaterColor rises among the dunes and longleaf pines, and the tea-colored dune lake curls away to the north and west. Just to the east, past a low line of dunes, begins Seaside - close enough to reach on foot or by bike. The result is a pocket that feels tucked away and quiet even at the height of summer, with the surf as its constant backdrop and the wider village a short walk behind it.

Though it has its own name and character, Beach Lane is a district within WaterColor, the master-planned coastal village that The St. Joe Company laid out around the turn of the millennium on roughly 499 acres between Grayton Beach and Seaside. Beach Lane is simply WaterColor's beachfront pocket - the place where the village meets the Gulf most directly. Residents here share in everything the larger community offers: the multi-level, Gulf-front BeachClub and its pools, the boathouse and paddling on Western Lake, the tennis center, and the walkable town center with its shops and cafes. What sets Beach Lane apart is position rather than a separate life of its own.

Character & Homes

Beach Lane is defined by scarcity of a very literal kind: it contains all six of WaterColor's true gulf-front homesites, the only ones in the community that open directly onto the beach. Just behind them stand three more gulf-view homes, set one tier back and staggered so that each keeps a clear viewing corridor to the water - a small, deliberate arrangement rather than a dense row. Homes here follow WaterColor's Southern-coastal vernacular of metal roofs, deep porches, and a muted, sun-washed palette, sited to catch the sea breeze and the light. Each gulf-front house has its own private dune walkover, a boardwalk that carries residents over the protected dunes and down to the sand. Because these homesites are so few and so established, the lane is a stable, seldom-changing cluster - one of the most private beach addresses on the whole 30A corridor.

Life Here

Daily life on Beach Lane begins and ends with the beach at the doorstep. Mornings are for a walk over the dune boardwalk before the sand warms; afternoons drift between the surf and the community's pools. Because Beach Lane sits at WaterColor's center of gravity, the BeachClub, the town center, Cerulean Park, and Western Lake are all a short stroll or golf-cart ride away, and Seaside's Central Square - with its market, food trucks, and shops - is an easy bike ride to the east along the Timpoochee Trail. It is a beach-first rhythm layered over WaterColor's amenity-rich village, close to everything yet set slightly apart from the busier heart of the town.

Getting Around

Beach Lane runs just off Scenic Highway 30A, the slow, two-lane road that threads the coastal villages together. The paved Timpoochee Trail shadows 30A the length of the corridor, making it simple to walk, cycle, or ride a cart next door to Seaside or west toward Grayton Beach without touching the highway. For longer trips, U.S. 98 lies a few minutes north, running west toward Sandestin, Miramar Beach, and Destin and east toward the rest of 30A. Within the pocket itself, most everything happens on foot - the beach, the walkovers, and the village behind are all within an easy stroll.

Beach Lane suits those who want WaterColor's polished, walkable village life paired with the rarest position on the corridor: a home that opens straight onto the Gulf.
