Location context
Cinnamon Fern at WaterColor on the map
The map shows Cinnamon Fern at WaterColor in its surrounding coastal context. The map uses the best available point or outline for orientation, not as a legal survey.
The recorded name corrects the earlier interpretation
The County header explicitly reads Cinnamon Fern at WaterColor and assigns subdivision family 15-3S-19-25416. The 2002 final-plat approval minutes independently document the Cinnamon Fern name in the County record. Together they support a community page with a narrower scope than WaterColor as a whole and stronger footing than a neighborhood inferred from a street name.
Forty-six address points support orientation only
The reviewed family produced 51 address records and 46 coordinate-bearing observations. Their mean, 30.325998 and -86.131568, is used to locate the guide on the Atlas. It is not the center of Plat Book 15, Page 25 and does not identify a property line, entrance, road, residence, common area, trail, parking location, access route, or survey control point.
WaterColor context does not transfer every right
The recorded phrase “at WaterColor” establishes context, not an automatic statement about present amenities, membership, design review, beach access, rentals, parking, fees, services, or shared facilities for a selected parcel. Those subjects must be resolved through the exact plat, deed, declarations and amendments, association materials, title exceptions, surveys, insurance, permits, and current transaction documents.
Inventory remains separate from the guide identity
No scope-equivalent provider route has been verified for Cinnamon Fern. The Atlas therefore avoids linking a broad WaterColor or Santa Rosa Beach result as though it were subdivision-only inventory. A later handoff can be enabled after its returned properties are checked against the 25416 family; until then, the identity page remains useful without overstating search precision.
