The exact County family identifies Oceanside Lots 1 through 6. A seventh row is common area recorded with the subdivision, while an eighth is described as land south of Oceanside and specifically not included in the plat. That wording prevents the excluded parcel from being counted as Lot 7 or absorbed into an inferred boundary.
One plat-book reference varies inside the root
Most legal descriptions and the common-area header refer to Plat Book 9, Page 46, but Lot 5 retains Plat Book 5, Page 46 text. County address records place the six numbered lots at 32-38 South San Juan Avenue and 3352-3362 East County Highway 30A. A Walton County neighborhood-planning map independently names Oceanside among the recorded projects in the same Seagrove corridor. The address mean is not an access claim
The rounded mean of the six government address coordinates supplies the Atlas symbol. It cannot determine the subdivision entrance, lot lines, common-area extent, roadway ownership, beach route, private boardwalk, project center, or title rights. No polygon is derived from the address cluster or nearby shoreline.
Confirm the lot and plat-page discrepancy
