Seagrove Shores

Turn off Scenic Highway 30A just east of Seaside, into the shade of the Old Seagrove lanes, and the pavement gives way to something older and quieter than the planned town next door. The oaks close overhead, the streets narrow and bend, and the light comes through in patches. Somewhere in this tangle of canopy and canal sits Seagrove Shores, a small residential enclave built along the banks of one of Old Seagrove's tree-lined waterways, its homes tucked onto heavily wooded lots just a short walk from the Gulf.

Seagrove Shores lies in the western, "Old Seagrove" part of Seagrove Beach, the stretch of the neighborhood that abuts Seaside and sits north of and just off 30A. This is a canal-and-canopy pocket rather than an open, manicured grid: the subdivision was laid out on the banks of a canal, and its lots are described as heavily treed, so that homes sit among magnolias, live oaks, pines and hickories rather than on cleared ground. The Gulf is close enough to reach on foot down the oak-shaded lanes, and Seaside's square, with its shops and restaurants, is only a short distance to the west. It is, in the phrasing of the one source devoted to it, a gorgeous little community built on the banks of the canal in the old Seagrove neighborhood.

To understand Seagrove Shores you have to understand Old Seagrove, the historic heart of Seagrove Beach and one of the oldest settled parts of the whole 30A corridor. Where Seaside next door was drawn on a planner's board in the 1980s, Seagrove grew the old way, organically, over decades, and its western streets still carry the marks of that: winding, narrow lanes, deep tree cover, and cottages of varied vintages standing among newer coastal homes. The area's street names tell the story of its landscape, Cypress Hill, Dogwood, Hickory, Live Oak, Forest and Canal among them. In recent years Walton County adopted an Old Seagrove Neighborhood Plan intended to protect exactly this character, with increased setbacks, a lowered building-height ceiling, and tree-protection standards meant to keep the neighborhood at its established cottage scale. Seagrove Shores shares in that protected, low-key setting. The broader Seagrove name itself comes from a thick grove of windswept oaks, and the community traces to the settlement C.H. McGee developed here from the late 1940s, history that belongs to Seagrove Beach as a whole rather than to this one subdivision.

Seagrove Shores reads as a canal-side wood rather than a subdivision entrance and a row of matching facades. The lots are heavily treed, and the homes on them run to handsome, custom coastal houses, some classic in the Old Seagrove cottage tradition and others newer, all set into the shade rather than cleared from it. Because the enclave follows a canal and the natural lay of the trees rather than a rigid grid, it keeps the dappled, slightly wild feel of Old Seagrove: canopy overhead, water along the bank, and lanes that bend instead of running straight. It is the kind of place where the setting, the shade and the waterway, does as much to define the character as the houses do.

Daily life in Seagrove Shores runs at the unhurried pace of Old Seagrove. The Gulf is a short walk away down canopied lanes, and Seagrove Beach is known for its unusually generous scattering of public beach accesses, so reaching the sand rarely means a long trip. Seaside's shops, markets and restaurants sit just to the west, close enough to reach on foot, by bike, or by cart when the mood for a little bustle strikes, while the wider Seagrove and 30A dining scene, from cafes to the fish house on nearby Eastern Lake, rounds out the neighborhood's options. Most of the time, though, the appeal here is the quiet: shade, water, and a settled-Florida stillness a few turns off the main road.

Like the rest of the corridor, Seagrove Shores is built for slow travel. The paved Timpoochee Trail shadows 30A the length of South Walton, making bicycles, golf carts and feet genuinely practical for errands and for town-hopping between villages. Seaside lies just to the west and the rest of Seagrove and WaterSound to the east, all reachable along the scenic two-lane road, which is famously leisurely in season, exactly the point for people who came here to slow down. For the run back toward Destin, 30A feeds up to U.S. 98 a short drive away.

Seagrove Shores suits people who want Seaside's walkable proximity without Seaside's polish and pace, a quieter, shaded, established enclave with room to breathe. It appeals to those drawn to canal-side and tree-canopy character over an open manicured grid, to buyers who value the Old Florida side of 30A and the protections that keep it at cottage scale, and to anyone who would happily trade a town square for a bend in a shaded lane and the water just beyond the trees.
