Grove by the Sea

Grove by the Sea combines an original plat and two additions recorded in Plat Books 11, 12, and 13. Their three Walton County roots contain 111 current parcel rows and 104 unique address values. The Atlas uses an address-set mean to locate the community while keeping common parcels, spelling variants, and private rights out of the spatial claim.

Location context

Grove by the Sea on the map

The map shows Grove by the Sea at Beachside Drive, Cullman Avenue, and North Andalusia Avenue, Santa Rosa Beach, FL 32459. The map uses the best available point or outline for orientation, not as a legal survey.

Three recordings support one community identity

The original Grove by the Sea appears at Plat Book 11, Page 31; its first addition at Plat Book 12, Page 30; and its second addition at Plat Book 13, Pages 36 and 36A. Roots 25220, 25221, and 25222 preserve those components. Their shared recorded name supports one guide while retaining each addition's documentary trail.

The 111 entries include shared-property records

Across the three roots, Walton County currently classifies 94 entries as single family, 11 as vacant, and six as residential common. These labels explain the administrative mix but cannot establish present improvements, occupancy, ownership, availability, permitted use, or whether a particular common row benefits a selected parcel.

Address and parcel systems do not align one-for-one

The public-address response contains 116 records but only 104 unique addresses. Forty-two rows use Grove by the Sea, Groves by the Sea, or The Grove by the Sea in the place-name field, while others omit it. Those variations stay in the evidence log instead of being used to split the project or manufacture extra lots.

Beachside, Cullman, and Andalusia frame the map

Exact-root addresses appear on Beachside Drive, Cullman Avenue, and North Andalusia Avenue. The rounded mean of the 104 unique government points is a community locator across that street context. It cannot define the plat perimeter, an entrance, road maintenance, private access, a parcel center, or a legal beach route.

The association address does not establish privileges

The active Grove by the Sea Homeowners Association filing lists 11 Beachside Drive, corroborating community identity. Property diligence should identify the applicable plat and review title, survey, covenants, budgets, reserves, insurance, minutes, permits, disclosures, rentals, parking, pets, and recorded evidence for any represented beach or shared-facility rights.
