Location context

Green Reef on the map

The map shows Green Reef at 3650 Scenic Highway 98, Destin, FL 32541. The map uses the best available point or outline for orientation, not as a legal survey.

A Defined Project, Not A Broad Area Label

Green Reef is treated as a distinct townhome project at 3650 Scenic Highway 98, not as another name for a larger part of Destin. The City of Destin's subdivision-plat index lists both Greenreef Townhomes and Greenreef Townhomes Phase 2. Those names, together with the matching County records, identify a narrower scope than a surrounding neighborhood guide.

Two Recorded Components Form The Guide Scope

The County subdivision service returns Greenreef T/H and Greenreef T/H PH II as two separate recorded components. The Atlas combines only those two named components under Green Reef because their consecutive unit descriptions and shared street address connect them. It does not add nearby properties merely because they use Scenic Highway 98 or a similar coastal marketing label.

The Original Component Covers Units 1 Through 5

County parcel descriptions for key 00-2S-22-1075 identify Greenreef T/H and number Units 1 through 5. This is an administrative description of the original recorded component. It is not a statement that five homes are currently occupied, offered, rented, renovated, or subject to one uniform set of ownership or association terms.

Phase II Continues The Numbering Through Unit 20

The County's second family, key 00-2S-22-1076, identifies Greenreef T/H Phase II and carries legal descriptions from Unit 6 through Unit 20. The continuing sequence is a useful scope check: it ties the two recorded components to one numbered Green Reef project without treating the Phase II name as a separate broad-area community.

Nineteen Parcel Rows And Twenty Unit Addresses

The current County parcel response has 19 entries classified SFR/TOWNHOUSE, while the address response has 20 numbered unit points. That is not an inconsistency to be filled with a market assumption. The legal description for one Phase II parcel records Units 9 and 10 together, so a parcel-record total and an address-point count answer different administrative questions.

Assessor Classifications Are Not Inventory

SFR/TOWNHOUSE is the County assessment description for the returned parcel rows. It helps distinguish the project from a generic road label, but it does not establish current listings, sales activity, household count, occupancy, owner use, short-term rental rights, insurance status, or condition of a particular unit.

The Shared Street Address Is A Locator

All 20 County address points use 3650 Scenic Highway 98 with numbered unit designations. The public guide uses the base street address as a project locator rather than publishing a unit address. A street address does not establish an entrance route, parking arrangement, delivery instruction, private access right, or legal description for a selected property.

Official Geometry Supports Research, Not A Public Boundary

The County subdivision response includes one polygon for each named component. That supports the research reconciliation, yet source geometry alone is not a public map release. The two polygons have not received the Atlas's separate blind spatial review, so they are not copied, merged, simplified, or displayed as a Green Reef boundary.

The Map Uses A Representative Point

The published coordinate is the arithmetic mean of the 20 County unit-address points. It is useful for orientation, but it is not an entrance, building center, surveyed corner, parcel centroid, legal boundary, access determination, title conclusion, or beach-right finding. No GeoJSON is published for this guide.

No Broad Neighborhood Shape Is Reused

A broader area outline would include land that the two City and County components do not prove belongs to Green Reef. The Atlas therefore avoids borrowing a nearby neighborhood polygon or converting the pair of source records into a new outline. The point-only presentation keeps the map claim narrower than the evidence.

Phase II Search Pages Do Not Cover The Whole Project

Both names are limited to the second recorded component, and neither provides a demonstrated whole-project filter for the original Greenreef T/H component plus Phase II. They are not presented as Green Reef inventory pages.

The Destin Search Link Is A Disabled Fallback

It may be useful for beginning a broader market search, but it is not labeled or implied to be a Green Reef result set. The guide stores no price, count, availability, listing identifier, or provider result data.

Amenities And Access Rights Remain Unverified

The reviewed City and County records identify the project and its unit sequence; they do not establish a pool, beach access, parking allocation, gate, storage, balcony, pet rule, elevator, utility arrangement, or other shared feature. A seller disclosure, current association material, inspection, and title review are better sources for a selected unit's rights and features.

Rental And Association Terms Need Current Documents

This guide does not assign rental eligibility, minimum stays, dues, reserves, assessments, insurance responsibilities, governing authority, or architectural restrictions to the project. Those matters can change and may vary with recorded instruments or a selected property. Review current declarations, amendments, budgets, minutes, estoppel information, and local requirements before relying on a proposed use.

Verify The Exact Unit Before A Decision

Before making a purchase or use decision, match the selected unit to its County legal description and inspect current title, survey, permit, zoning, flood, utility, insurance, condition, and association records. The City and County sources establish a useful project identity and map orientation. They do not replace property-specific due diligence or professional advice.
