One Community Across Two Source Inventories
Vantage Pointe is one phased townhome community inside Sandestin's Miramar Beach setting. Walton County's subdivision header names Vantage Pointe phases one through five, while the community and condo source inventories use the same Vantage Pointe label for the same place. This guide consolidates that identity instead of creating separate community and condo pages.
Five Recorded Phases
The County header groups phases 1, 2, 3, 4, and 5 under subdivision number 27-2S-21-42720. Parcel legal descriptions assign numbered lots to those phases and cite different plat-book pages. That structure matters in a transaction because a property's phase and recorded instruments can affect the documents a buyer needs to review. The shared name alone does not prove that every lot has identical maintenance, insurance, common-area, alteration, or assessment terms.
Twenty-Six Townhouse Parcels, Not A Live Inventory Count

The Association Name Adds Legal Context
Florida's corporate registry lists The Villas at Vantage Pointe Homeowners Association, Inc. as active and records its original filing in 1991. Sandestin Owners Association's April 2026 management roster separately lists Vantage Pointe with Community Management Associates. Those records establish an association framework. They do not answer a selected property's current balance, assessment exposure, reserve position, insurance allocation, approval history, or compliance status.
Common Area Does Not Equal A Blanket Amenity Promise
County legal text calls one parcel the common area of Vantage Point and references a pool area. A historical property record also describes a community pool. That evidence supports a common-area question for diligence, not an unconditional promise that every purchaser, tenant, or guest has the same access. Confirm ownership, maintenance, operating status, credentials, guest terms, costs, and any phase-specific limitations in current recorded and association materials.
Sandestin Map Context
The official resort map labels Villas at Vantage Pointe in Sandestin's Bayside-colored area, near Sandpiper and Prestwick Place. The map is useful for orientation but cannot transfer rights to the broader resort's beach, golf, marina, tennis, tram, parking, club, or recreation facilities. A buyer should separate project common elements from master-association services and optional or separately governed resort benefits.
Townhome Form Varies By Property
County use codes identify townhouses, and public records for individual Vantage Point addresses show attached-home context. One old record cannot establish a standard bedroom count, floor plan, garage arrangement, view, renovation level, or condition for the entire community.
