Heron Walk has one legal identity even though two source inventories classified it differently. Florida's condominium registry records Heron Walk as a 40-unit condominium. Walton County independently returns 40 consecutive addresses from 8960 through 8999 Heron Walk Drive in Miramar Beach. The community-master label 'villa / townhome project' describes the building form; it does not create a second neighborhood beside the condominium.

The State Registry Defines The Ownership Form

Florida DBPR identifies Heron Walk A Condo, project PR1P014889 and file 52740, recorded October 29, 1984. It names Heron Walk Owners Association as the managing entity. The active Florida not-for-profit association was filed the following day and has a current 2026 annual report. Those dates establish the recorded project and association history, not a guaranteed construction-completion date for every residence.

Three County Phases Define The Current Scope

Walton County records Heron Walk Phase I as 26-2S-21-42101, Phase II as 26-2S-21-42102, and Phase III as 26-2S-21-42103. A fourth header named Heron Walk Phase 4-16 carries the legal note 'now Bay Pines Phase 1 & 2.' It is excluded from this guide. Buyers should match a unit to one of the three current Heron Walk phase numbers rather than counting the older reassigned header.

Forty Addresses Match Forty Registered Units

The County address layer returns one record for every number from 8960 through 8999 Heron Walk Drive, all in Miramar Beach 32550. Sandestin's official Bayside Villas page calls Heron Walk individually owned villas and describes participating rentals with full kitchens, dining areas, and living rooms. The state registry supplies the legal condominium classification. Read those facts together: Heron Walk is a low-density villa-form condominium development, not one tower and not a separate single-family subdivision. Interior design, furnishings, layout, condition, and inclusion in a rental program vary by owner.

Salt Marsh And Jolee Island Set The Orientation

The resort places Heron Walk on Sandestin's Bayside side overlooking salt marsh and Jolee Island Nature Park. The official tram map positions it near the main resort entrance and north of U.S. 98, away from the Gulf-front side. Marsh, island, and bay views are neighborhood orientation, not a promise that every unit has the same sightline, shoreline interest, dock right, or water access.

Association And Resort Responsibilities Are Separate

Heron Walk has its own active owners association and a separate entry on the current Sandestin association-management roster. Sandestin Owners Association maintains wider master systems and common facilities across the resort. The existence or proximity of a resort road, path, pool, beach route, tram, club, golf course, marina, or amenity does not prove that every Heron Walk unit receives the same access, fee, or transfer right. Confirm each claimed benefit in current written documents.

Rental Activity Does Not Create A Universal Rule

Sandestin currently offers some individually owned Heron Walk villas as vacation rentals and warns that units vary. That establishes rental activity, not a project-wide minimum stay, blanket permission, management obligation, or guest benefit. Walton County also maintains a vacation-rental registration program with property-specific prerequisites. Review the declaration, amendments, rules, approvals, resort agreements, state licensing, taxes, parking plan, and insurance for the exact unit.

The Atlas Map Remains Point-Only

The guide preserves the reviewed Heron Walk orientation point inside the official 8960-8999 address cluster. It does not move the point or convert the County-derived community geometry into a page-owned legal boundary.
