Location context

Seawinds on the map

The map shows Seawinds at 1577 Scenic Gulf Drive, Miramar Beach, FL 32550. The map uses the best available point or outline for orientation, not as a legal survey.

Nine equal interests reconcile the townhomes

Root 32-2S-21-42410 contains Seawinds Townhomes Units 1 through 9, each with a townhouse classification and one-ninth interest in common elements. The repeated fraction supports a complete nine-unit family. It does not describe present condition, ownership, occupancy, sales, association finances, physical layout, or the rights attached to any common feature.

The Santa Rosa Beach Seawinds is excluded

County root 19-3S-18-16260 identifies a separate Santa Rosa Beach subdivision named Seawinds. Its location, place type, root, and legal descriptions differ from the Miramar Beach townhomes. The Atlas keeps the two guides distinct and does not treat the subdivision as a phase, alias, or extension of the 1577 Scenic Gulf Drive project.

One address row contains a numbering mismatch

Unit 5 receives the 1577 Scenic Gulf Drive project address. A second row tied to County Unit 7 contains Unit 8 in its address text, while the other seven records are explicitly unassigned. That inconsistency is reported rather than corrected by guesswork; it is a reason to match any property by legal description, not address suffix alone.

Unit 5 supplies the released coordinate

The official Unit 5 address point is the Atlas marker. It offers street-scale placement but does not locate an entrance, unit doorway, parking assignment, beach route, common element, parcel center, survey corner, or project boundary. No spatial conclusion is drawn from the Unit 7 versus Unit 8 text conflict.

Legal unit identity comes first

For a residence, confirm the legal unit and one-ninth interest, then review declaration amendments, title and survey material, association budgets and insurance, minutes, permits, inspections, disclosures, rental and pet restrictions, parking terms, and documentary support for any beach-access statement.
