The County Series Defines This Gulf Dunes

Walton County records Gulf Dunes under series 11-3S-20-34010. That record, centered on Gulf Dunes Lane in Santa Rosa Beach, sets the identity for this guide. A name-only search is unsafe because a different Gulf Dunes property exists in Fort Walton Beach.

The Fort Walton Condominium Is A Different Record

Florida's current condominium extract identifies Gulf Dunes Condo in Okaloosa County as project PR1P024465, with 102 units and a February 23, 1999 approved/recorded date. Its association, N99000001003, and 376 Santa Rosa Boulevard location belong to Fort Walton Beach. None of those facts describes this Walton County neighborhood.

Seventeen Numbered Legal Lots Are Visible

The current County parcel response contains 19 entries and 19 identifiers after fixed-width spaces are removed. Seventeen are expressly labeled Lots 1 through 17, usually with Plat Book 8, page 33 references. The remaining two records are not additional numbered lots and must stay separate in any property reconciliation.

Two Small Records Need Their Own Treatment

Suffix 0000 describes the east four feet of Lot 11 plus the west four feet of Lot 12 and carries a residential-common assessment label. Suffix 00A0 describes a separate eight-foot section and is labeled vacant. Neither row establishes an eighteenth lot, a buildable parcel, an amenity, or a transferable access right.

Start matching with the complete parcel ID and legal description, not a street-number sequence.

One Walton Association Is Currently Active

Sunbiz lists Gulf Dunes Homeowners' Association, Inc., document N38721, filed June 19, 1990 and presently active. That confirms a corporate identity associated with the Santa Rosa Beach community. It does not by itself disclose current membership, authority over a particular parcel, charges, reserves, insurance, enforcement, disputes, or maintenance obligations.

The Current Governing Package Is Still Essential

No official association website or complete current document library was located during this review. Obtain the recorded declaration and every amendment, articles, bylaws, rules, architectural procedures, recent budgets and minutes, insurance material, resale disclosures, payoff, and estoppel. Listing remarks and directory summaries cannot fill gaps in that package.

The 1990 Beachfront-Acreage Figures Conflict

February 1990 County minutes record a 4-0 motion involving credit against 4.01 beachfront acres initially dedicated in lieu of a five-percent impact fee. March minutes use 4.02 acres and say some land might be unusable, leading the Board to direct negotiation. The reviewed minutes do not reconcile the figures or prove a current beach-access interest.

A Road-Abandonment Process Began In 1992

May 1992 minutes show a 5-0 vote to advertise a public hearing about abandoning a road in Gulf Dunes. In February 1993, a later 5-0 vote advertised an amended petition covering Ocean Way, also called Gulf Dunes Lane, together with the retention area and Tract A. Advertising and considering a petition did not grant it.

March 1993 Captures Competing Statements

At the March hearing, the minutes record objections concerning access and a statement from the HOA president about a locked gate and keys. The Board continued the issue to April on a 5-0 vote. These are historical meeting positions, not a present title report, road-status determination, or guarantee that any gate arrangement survives.

The Board Corrected An Earlier Mistake

On April 27, 1993, the County attorney described an earlier action abandoning the whole subdivision as mistaken. The Board rescinded that action 5-0. It then denied, also 5-0, the requested abandonment of Gulf Dunes Lane, Tract A, and the retention pond. That sequence matters more than an isolated reference to the earlier action.

The Entrance-Gate Permission Was Temporary

The same April minutes allowed a temporary gate at the entrance to discourage public intrusion. The word temporary prevents this dated vote from supporting a current gated-community classification. Present installation, operation, access credentials, maintenance, emergency access, and legal authority all require current written evidence.

The 1996 Action Is Limited To Tract A

July 1996 minutes record a 5-0 authorization for the chair to sign a quitclaim deed to the homeowners association for Tract A, which the minutes describe as abandoned by the County. That narrow action cannot be enlarged into proof about Gulf Dunes Lane, the retention area, Mary Street, every beachfront interest, or today's chain of title.

Current Access Must Be Traced From Instruments

Historical minutes provide a useful chronology but not the complete recorded chain. For a property review, collect the plat, deeds, the actual abandonment and quitclaim instruments, easements, title commitment, survey, and any road or maintenance agreements. Resolve lane status, Tract A, drainage, gate authority, and claimed beach access separately and in writing.

This Page Describes A Residential Subdivision

The County evidence uses subdivision, parcel, and numbered-lot language for series 34010. Florida's current approved-timeshare extract has no Gulf Dunes match for this project. The state condominium record bearing the same name is the excluded Okaloosa property, so this Atlas entry remains a neighborhood guide rather than a condo or timeshare page.

The City-Scoped Handoff Is Inventory Neutral

The accepted route retained a Gulf Dunes, Santa Rosa Beach heading and showed no Fort Walton Beach result.
