Location context

Oyster Lake on the map

The map shows Oyster Lake at Oyster Lake, Santa Rosa Beach, FL 32459. The outline is for orientation and is not a legal survey.

The County Header Defines This Oyster Lake

Walton County records Oyster Lake S/D under series 04-3S-20-34210. The header parcel and Plat Book 9, page 18 reference anchor this guide to one recorded four-lot subdivision rather than the much broader Oyster Lake area.

Four Numbered Lots Define The County Series

The exact parcel response returns four rows and four trimmed identifiers. Their legal descriptions name Lots 1, 2, 3, and 4. The public data does not contain a common parcel, fifth lot, or community-amenity row within this series.

Parcel Suffixes Do Not Mirror Lot Order

Lot 2 uses suffix 0000, Lot 1 uses 0010, Lot 3 uses 0030, and Lot 4 uses 0040. The missing-looking 0020 suffix does not create another parcel. Match the complete key and legal description instead of inferring sequence from the suffix alone.

Assessment Labels Are Not A Housing Census

All four parcel rows carry a single-family assessment description. That field does not establish four current houses, occupied properties, rentals, lawful uses, permit status, physical condition, utilities, or construction feasibility. Exact-parcel and site review still control.

Addresses Reconcile To The Same Four Keys

The address service returns the same identifiers at 11, 15, 19, and 21 Sugar Beach Drive. Each row carries a one-unit field, but address and unit values are database reconciliation evidence, not a current occupancy, structure, bedroom, or rental census.

The Plat Reference Does Not Supply A Date

The County header and parcel records cite Plat Book 9, page 18. The reviewed official sources do not state a recording date, so none is inferred from deed references, building information, marketing copy, or corporation filings. Current title and survey work remain necessary.

Sugar Beach Drive Prevents A Name Mix-Up

The four County address rows are on Sugar Beach Drive. Oyster Lake Drive appears in other Walton records, but street-name or lake-name resemblance cannot move those properties into series 04-3S-20-34210. The complete parcel reference and legal lot description are the identity test.

The Lake And The Subdivision Are Different Records

Walton County describes its named coastal dune lakes as waterbodies with intermittent Gulf connections and changing conditions. Oyster Lake S/D is a separate recorded subdivision. Lake information does not define private lot boundaries, ownership, access, docks, views, or development rights.

Public Outfall Work Uses Different Parcels

The County's 2024 Oyster Lake outfall and conceptual beach-access packet uses parcel families 04-3S-20-34000 and 04-3S-20-34030. The subdivision uses 04-3S-20-34210. That numeric separation prevents a public infrastructure project from being attributed to the four private lots.

A Conceptual Scope Grants No Private Right

The outfall packet covers assessment, conceptual design, regulatory consultation, and cost estimating, and it does not guarantee agency authorization. It establishes no completed access, subdivision amenity, dock right, water condition, flood result, permit approval, or entitlement for any Oyster Lake S/D parcel.

One Dated Permit Row Concerns Lot Four

A January 2021 County advisory-board building report lists permit BPR20-000108 for the Lot 4 parcel reference, with an October 1, 2020 issue date. The report gives no work type, completion status, inspection result, or current condition and says nothing equivalent about Lots 1 through 3.

Same-Name Corporations Do Not Prove Governance

Sunbiz lists Oyster Lake Association, Inc., document 734618, as inactive after administrative dissolution in 1991. It separately lists Oyster Lake Preservation Society, Inc., N21000003094, as active. Neither filing identifies the four-lot parcel series or proves present subdivision governance.

Current Documents Still Control Private Duties

No official current four-lot association site or complete governing library was located. Obtain the recorded declaration and amendments, title exceptions, any bylaws or rules, maintenance and insurance terms, and a current estoppel or written no-association confirmation for the exact parcel.

This Is Not A State Condominium Project

Florida's current North Florida condominium extract has no Oyster Lake match. The approved-timeshare extract contains unrelated Oyster Bay and Oyster Pointe names outside Walton County, not this subdivision. County lot, plat, parcel, and address evidence supports a residential-community classification.

The Owner Handoff Is Broad, Not Exact

The owner export contains no compatible Oyster Lake subdivision filter. The accepted Santa Rosa Beach route was live-tested and retained a city heading, but it covers broad city inventory. It must not be presented as an exact Oyster Lake search, and its changing result count is omitted.

Every Listing Needs A Parcel-Key Check

A result should match the full 04-3S-20-34210 identifier, legal Lot 1 through 4 description, and Sugar Beach Drive address evidence before it is treated as part of this subdivision. Marketing labels, map proximity, or a water-view claim cannot replace that reconciliation.

Dune-Lake Rules Remain Parcel Specific

Walton County warns that coastal dune-lake protection zones and other protected areas can affect land alteration. That context does not determine the current zone line, setbacks, vegetation status, wetlands, dock eligibility, or buildable envelope of any subject lot. Obtain current County review.

Rental Eligibility Has Public And Private Layers

Walton County requires annual registration for short-term vacation rentals, but registration does not prove private permission. Verify land-use rules, licensing, taxes, safety and occupancy requirements, parking, insurance, actual rental history, and all recorded private restrictions for the intended use.

Flood And Insurance Work Is Property Specific

A small subdivision outline, coastal-lake information, one old permit row, and an outfall scope cannot determine FEMA zone, elevation, drainage or erosion exposure, wind mitigation, carrier eligibility, premium, deductible, or loss history. Use current parcel evidence and property-specific quotes.

The Map Is Only A Locator

Any Atlas point or copied County-derived outline is an orientation aid. It cannot replace a boundary survey, parcel geometry, title commitment, easement or access analysis, coastal-lake review, flood determination, or written confirmation of private obligations.
