River Breeze Has Its Own Recorded Identity

River Breeze is a separately recorded west Santa Rosa Beach subdivision, even though its plat history connects it to a former Cypress Breeze entrance lot. Walton County's current header and final-plat agenda evidence establish the exact River Breeze name; the Atlas does not collapse it into Cypress Breeze.

The February 2022 Header

The County response identifies subdivision number 02-3S-20-34055 and says the River Breeze plat was recorded February 10, 2022 in Plat Book 24, Page 26. That recording date documents the subdivision instrument; it is not a construction date or evidence that every potential improvement was completed then.

Phase II and the Former Entrance Lot

The public Board agenda record describes River Breeze Phase II and references former Cypress Breeze Entrance Lot 5 near County Road 393 and Cypress Breeze Drive. This provenance helps explain the record chain. It does not transfer Cypress Breeze amenities, restrictions, access rights, or association obligations into River Breeze.

A Current Project-Name Cross-Check

A current MLS-syndicated property page independently uses River Breeze as the project or subdivision name in the same west Santa Rosa Beach setting. It corroborates naming, not a project census. Listing remarks, status, price, features, and marketing statements are not promoted into permanent community facts.
