Five County Records Define Cypress Breeze
Walton County does not carry one loose Cypress Breeze label. It returns Cypress Breeze Plantation Phase I, II, III, and IV plus Cypress Breeze Entrance Phase 1 under subdivision series 34050 through 34054. Those five exact records, rather than a broad name match, set this guide's boundaries.
Five Records Describe The Buildout
Phase I was recorded in 2001, Phases II and III in 2003, Phase IV in 2005, and Entrance Phase 1 in 2018. Their County geometries contribute seven components because Phase IV has three. The original declaration starts with Phase I and supplies an annexation process, while later bylaws name Cypress Breeze Plantation as the association's sole community.
River Breeze Phase II Is Outside The Guide
A 2022 County packet calls a neighboring project River Breeze Phase II, formerly Cypress Breeze Entrance Lot 5. It is not one of the five exact Cypress Breeze headers and is absent from the canonical outline. The Atlas therefore keeps River Breeze evidence out of Cypress Breeze Entrance Phase 1.
Database Totals Are Not An Inventory
Across the five series, today's parcel response contains 197 entries covering 188 unique identifiers. The address response contains 207 entries across 193 identifiers, including 17 entries without usable short addresses. Duplicate commons, header substitutions, missing matches, and multi-address identifiers make either total unsuitable as a home or original-lot count.
Phase I Substitutes Header And Common Records
Phase I has 24 unique parcel IDs: 23 numbered records and one header. Its address response has 26 entries across 24 IDs: the numbered set plus a common identifier with three entries. One common row carries 260 Cypress Breeze Drive and two have no short address. The parcel header and address common record are not interchangeable proof.
Phase II Is Cleaner But Still A Dataset
Phase II returns 32 parcel rows across 31 IDs because its common identifier repeats. Thirty are numbered. The address service returns 31 unique IDs without a current mismatch. That alignment helps record matching, yet it does not prove thirty completed homes, thirty original legal lots, or uniform present use.
Phase III Contains Missing And Repeated Addresses
Phase III has 48 unique parcel IDs but only 47 unique address-linked IDs; suffix 0920 is absent from the address response. Two address identifiers repeat the same street row, while suffix 0910 points to both 24 and 40 Plantation Circle. A parcel reference and full legal description must lead reconciliation.
Phase IV Repeats Commons And One Street Key
Phase IV's 93 parcel rows collapse to 85 IDs because its two common identifiers repeat. The address layer likewise has 93 entries across 85 IDs, with nine no-address common entries. Numbered suffix 0720 links to both 10 Ocean Spray Circle and 187 North Cypress Breeze Boulevard, another warning against address-only matching.
Entrance Has Addresses But No Parcel Rows
The current Entrance series returns zero parcel-layer rows and seven address rows across six IDs. Four are numbered and two are common. Walton County's 2018 agenda historically described a four-lot final plat on about 0.84 acre, but that approval-era statement cannot fill the present parcel gap or establish four existing residences.
One Active Association Has A Document Chain
Cypress Breeze Plantation Homeowners Association, Inc., document N99000007198, was incorporated in December 1999 and is currently listed active. The 2001 declaration, 2015 bylaws, later amendments, certificates, forms, and resolutions create a traceable paper trail. Active status alone does not reveal today's budget, assessments, reserves, insurance, disputes, or enforcement.
Exterior Work And Common Property Are Governed
The declaration requires owner membership, gives members common-property use rights subject to association rules, and calls for advance architectural review of exterior construction or alteration. Those recorded provisions establish a review framework, not approval for a particular fence, pool, roof, addition, landscape plan, rental setup, or other proposed work.
The Gate And Pool Are Officially Confirmed
The live HOA site describes Cypress Breeze as gated and presents a community pool for owners, tenants, and owner guests. It says the pool is unheated, unavailable for outside use or rental, and normally open 8 a.m. to 10 p.m. The detailed pool rules were adopted in April 2023, so confirm current access, hours, guest limits, passes, closures, and enforcement before relying on them.
Rental Registration Is Not Blanket Permission
A board-approved form effective March 31, 2022 registers short-term-rental properties and asks for licensing, parking, a local contact, taxes, and guest compliance. It shows an association workflow, not universal parcel eligibility or a guaranteed minimum stay. Match the subject property to current covenants, amendments, County registration, licenses, taxes, insurance, and written association confirmation.
The Pet Amendment Has Two Date Signals
The HOA page labels its pet amendment July 5, 2018, while the attached certificate was notarized in March 2017. Its replacement language limits the usual dog-and-cat combination to two animals, identifies prohibited breeds, and adds confinement and leash duties. Because the dates differ, verify the recorded instrument, later changes, legal accommodations, and current enforcement rather than relying on the download label.
A 2024 Resolution Tightens Parking Review
The April 19, 2024 towing resolution bars street, grass, and common-area parking from 12:01 a.m. through 5:59 a.m., requires a pass for pool-lot parking during that window, and addresses commercial and recreational vehicles. It authorizes towing from common areas rather than personal property. Buyers and renters should obtain the current parking and towing package for the exact vehicle plan.
The Recorded Transfer Formula Can Change
A December 2022 recorded amendment added a capital contribution at title transfer. Its attached resolution initially set 0.5% of purchase price for contracts beginning January 1, 2023, but the same packet allows a later board amount through a noticed and recorded change. Treat the initial formula as history and demand the current recorded resolution, resale disclosures, payoff, and estoppel.
Cypress Breeze Is Not A State Condo Project
No Cypress Breeze match appears in Florida's current North Florida condominium or approved-timeshare extracts. County and association evidence instead use subdivision, lot, owner, and homeowners-association terms. This page is consequently a community guide; it does not imply condominium ownership, a hotel program, or timeshare interests.
Flood, Access, And Insurance Stay Parcel Specific
Seven community polygons cannot answer a property's present FEMA zone, elevation, drainage, gate right, easement, road duty, carrier eligibility, premium, or loss history.
