Baywalk Landing on the map

The map shows Baywalk Landing at 13 Dominica Court, Miramar Beach, FL 32550. The map uses the best available point or outline for orientation, not as a legal survey.

One Exact Miramar Beach Identity

Baywalk Landing is one recorded residential subdivision along Dominica Court in Miramar Beach. Walton County's subdivision header uses the plural legal-source label Baywalk Landings S/D, while current property and listing references use Baywalk Landing. The exact 28-2S-21-42375 parcel family and the Dominica Court legal descriptions reconcile those labels without expanding the guide to neighboring streets or similarly named projects.

A 2005 Recorded Subdivision

The County header records Baywalk Landings S/D on November 21, 2005 and cites Plat Book 17, page 29. It also states 26 lots. That date describes the public subdivision record; it is not a promise that every house was built, completed, renovated, or occupied in 2005. A selected property's deed, permits, inspection, and seller disclosures control its individual timeline.

Twenty-Six Numbered Lots

The current County parcel response contains one row for each numbered lot from 1 through 26. All 26 are presently described by the assessment service as single family. The lot sequence is a strong identity check for a candidate property, but the use description is not a zoning decision and the record total is not proof of 26 completed or occupied homes.

Why The Service Returns Thirty Rows

The same response contains four feature entries for one common-area parcel, so the raw result has 30 entries but only 27 unique parcel identifiers: 26 numbered lots and one common parcel. The matching address response repeats that pattern. Treating every feature as a separate residence would overstate the subdivision and obscure the common-area record that needs separate title review.

Dominica Court Is The Address Spine

The County address response supplies Dominica Court addresses for the 26 numbered lots. The repeated common-area key adds one 63 Dominica Court feature and three no-address-assigned features. That reconciliation helps distinguish project records from nearby Miramar Beach results. It does not establish occupancy, road ownership, parking capacity, traffic, an entrance, delivery access, or a current listing count.

The Corporate Record Has Limits

Florida's Division of Corporations identifies Baywalk Landings Homeowners Association, Inc. as active and records its filing in December 2005. This supports a current corporate identity associated with the subdivision name. It does not establish that a selected parcel is current on obligations, nor does it provide current dues, assessments, reserves, insurance, rental rules, pet rules, parking terms, architectural standards, or enforcement history.

Common-Area Language Is Not An Amenity List

The County legal summary for the separate common parcel references common area, rights of way, easements, and related land. Those words flag documents a buyer should obtain; they do not prove a pool, beach access, dock, park, gate, recreation facility, or unrestricted use right. The declaration, plat, title exceptions, association records, and a current survey must answer ownership, maintenance, access, and benefit questions.

Property Form Still Varies

Public records for 13, 47, and 128 Dominica Court corroborate numbered Baywalk Landing lots and the Plat Book 17, page 29 reference. Individual property pages cannot define the entire subdivision. Building size, plan, age, garage, renovations, condition, utilities, flood exposure, insurance, occupancy, and furnishings can differ by address and change over time.

Rental And Flood Questions Stay Parcel-Specific

Walton County publishes current vacation-rental registration and floodplain-management resources. Those pages explain public processes but do not decide whether a particular Baywalk Landing property may be rented, has completed any required registration, lies in a particular flood zone, needs elevation evidence, or will qualify for a specific policy. Verify the exact address with the County, association, insurer, lender, and closing professionals.

The Map Is Intentionally Point-Only

The Atlas reuses the already-reviewed Walton address point for 13 Dominica Court as an orientation marker and publishes no subdivision polygon. The marker is not a legal boundary, parcel corner, common-area location, entrance, route, survey point, flood finding, or representation of whichever home a visitor may be considering. Recorded documents and a property survey remain controlling.

Build A Parcel-Level Buyer File

For a selected property, collect the deed and full legal description, plat, survey, declaration and amendments, rules, current budget and financials, reserves, assessments, insurance, estoppel, litigation disclosures, architectural approvals, maintenance responsibilities, common-area and access rights, rental and pet restrictions, parking terms, permits, flood and elevation evidence when relevant, inspection, seller disclosures, financing conditions, and current listing documents. Baywalk Landing supplies a precise starting identity; the transaction file must supply the property-specific answers.
