The Plat Shows A Compact Street Layout

The plat image in the County packet labels Lots 1 through 10 along Las Palmas Way and describes a replat involving Government Lot 5 in Section 2, Township 3 South, Range 20 West. It is useful identity evidence, but only a current survey and title work can define a specific parcel today.

One Association Corporation Is Active

Sunbiz lists Las Palmas Homeowners Association, Inc., document N04000002780, filed and effective March 18, 2004 and presently active. Its public record includes recent annual reports and Santa Rosa Beach addresses. Corporate status confirms an entity; it does not establish the obligations attached to a particular property.

Current Governing Documents Still Control

No official association website or complete current document library was located. Obtain the recorded declaration and amendments, articles, bylaws, rules, architectural procedures, budgets, minutes, insurance information, resale disclosures, payoff, and estoppel. Verify membership and every charge or restriction against the exact parcel.

A 2026 Variance Concerned Only Lot Eight

Walton County project VAR26-000016 addressed Lot 8 at 35 Las Palmas Way, not the subdivision as a whole. The request sought to reduce a 15-foot rear setback and a 13-foot platted rear easement to 2.1 feet on a 0.084-acre subject parcel. Those dimensions are application facts, not community standards.

The Staff Packet Contains A Material Conflict

The cover-level finding says the request appeared to satisfy minimum requirements. The detailed analysis says no apparent special circumstance deprived reasonable use, the need appeared self-created without proven hardship, and approval would confer a special privilege. That conflict prevents the packet from being summarized as uniformly favorable.

Subject-Parcel Mapping Does Not Scale Up

The packet identifies Mixed Use future land use and Village Mixed Use zoning for the application parcel. Its flood, wetland, drainage, engineering, and fire materials are likewise parcel-level and dated. None establishes the current zoning, flood zone, wetlands, drainage behavior, safety condition, or buildable envelope of every Las Palmas lot.

The Board Denied The Request

The official April 23, 2026 meeting video records a motion and second to deny, an affirmative vote on that denial, and the chair's statement that the variance was denied. A 30-day appeal window was announced. The reviewed public record did not establish whether an appeal followed or how any later process ended.

The Denial Does Not Decide Other Property Questions

The hearing discussed unresolved association, easement, drainage, stormwater-plan, and public-works issues, but the denial does not itself settle them. It also does not establish the status of an existing deck, future repair rights, permit eligibility, title conditions, or what another parcel could build. Those questions require their own current records.

This Is Not A State Condominium Project

Florida's current North Florida condominium file contains unrelated Las Palmas names in other counties, but no Walton County project matching this subdivision. The approved-timeshare file likewise supplies no matching Las Palmas project here. County lot, plat, road, and association evidence support a residential-community classification.

The Owner Handoff Is Broad, Not Exact

The owner export exposes no compatible Las Palmas subdivision filter. The accepted Santa Rosa Beach route was live-tested and retained a city heading, but it covers a much larger market. It must never be presented as an exact Las Palmas search, and its changing inventory count is intentionally omitted.

Every Listing Needs An Identity Check

A future result should match the full 02-3S-20-34660 parcel identifier, legal description, and Las Palmas Way evidence before it is treated as part of this subdivision. Street-name resemblance, city placement, marketing language, or an agent's subdivision field cannot replace that reconciliation.
