Sea Dunes on the map
The map shows Sea Dunes at Sea Dunes, Santa Rosa Beach, FL 32459. The outline is for orientation and is not a legal survey.
One County Header Defines This Sea Dunes
Walton County records this Sea Dunes subdivision under series 04-3S-20-34230. That identifier is the guide's anchor because the same name appears on unrelated Florida records and on another Walton subdivision.
The Recorded Header Fixes The Scope
The County header says Sea Dunes was recorded in March 1996 in Plat Book 12, page 8. It lists Lots 1 through 40 in Block A, 1 through 30 in Block B, and 1 through 14 in Block C before ending after Lots 1 through 3. Current legal rows identify those last three as Block D.
Sea Dunes Estates Is A Different Walton Record
Sea Dunes Estates appears separately under series 19-3S-18-16250 with a Plat Book 11, page 50 reference. It is not merged into this guide. A matching name fragment without the 34230 series is insufficient identity evidence.
Repeated Header Rows Explain The First Count Gap
Matching parcel records show 94 entries, but only 86 trimmed identifiers. Nine identical rows carry the AAA-AAAA subdivision header. Removing the eight duplicate appearances leaves one header plus 85 current lot-form parcel references.
The Plat Pattern And Current Keys Are Different Measures
The recorded block pattern describes 87 lot positions. Current parcel references cover 85 of them: Block A lacks 36 and Block B lacks 2, while Blocks C and D are complete against the recorded pattern. A missing current row does not by itself explain a merger, split, ownership, marketability, or development status.
Assessment Descriptions Need A Narrow Reading
The 85 lot-form parcel rows contain 68 single-family and 17 vacant descriptions. These are assessment-system categories on the accessed date. They do not count buildings, occupied homes, legal rentals, permits, utilities, completed work, buildable sites, or available listings.
The Address Service Restores One Lot Key
The address response contains 95 entries, 87 unique keys, and 86 lot-form keys. It includes Block B Lot 2 at 35 Tradewinds Drive even though that key is absent from the parcel response. Block A Lot 36 is absent from both services.
A Common Address Key Creates Another Duplicate Pattern
Nine address rows use common key 04-3S-20-34230-000-00A0. Two carry Tradewinds Drive addresses and seven say no address assigned. That repeated key is why neither 95 raw rows nor 87 unique keys can serve as a property or residence count.
Three Street Names Organize The Verified Rows
Among the 86 lot-form address rows, 60 use Tradewinds Drive, 12 use Gulf Winds Way, six use Sea Dunes Cove, and eight have no assigned address. Every raw row reports NumberUnits 1, but that field is retained only for database reconciliation and not published as a unit census.
The Corporate Record Is Evidence Of An Entity
Florida's Division of Corporations lists Sea Dunes Owners' Association, Inc., document N96000001229, filed March 4, 1996 and active. Its public record includes annual reports through 2025. Corporate status alone does not attach a declaration, fee, rule, beach right, maintenance duty, or rental policy to a particular parcel.
The Private Document Library Remains A Diligence Item
No official complete public collection of current declarations, amendments, budgets, assessments, rules, architectural standards, insurance terms, or estoppel information was located. Those materials should come from the association, title work, seller, and recorded instruments for the exact property.
Sugar Dunes Estates Is An Adjacent Project
The 16-page July 2, 2024 Technical Review Committee packet concerns Sugar Dunes Estates project MAJ23-100005 on specified 33260 and 34140 parcels. Its initial 75-lot, 22.41-acre wording and modified 73-lot, 22.19-acre review do not describe Sea Dunes.
The Final Sugar Dunes Vote Stays At Project Scope
Walton County's November 26, 2024 minutes record a 5-0 approval for the 73-lot Sugar Dunes detailed planned unit development. The exact parcel list excludes series 34230. That action is not an expansion, approval, amenity, traffic finding, or infrastructure finding for Sea Dunes.
One Context Map Helps Without Proving Entitlement
The adjacent-project packet maps Sea Dunes separately and labels its area Residential future land use and Residential Preservation zoning. That staff-review snapshot helps locate the neighboring records, but it does not decide a parcel's survey, allowed work, setbacks, permits, wetlands, access, or present condition.
The Nearby Beach Facility Is Public
Visit South Walton identifies Dune Allen Regional Beach Access at 5999 West Scenic Highway 30A with parking, accessible facilities, restrooms, seasonal lifeguards, a water fountain, beach flags, and vendor management. It is a public access and not evidence of a private or deeded Sea Dunes beach right.
Vacation-Rental Use Requires More Than Registration
Walton County's annual vacation-rental registration program is one public layer. A proposed use still depends on the property's land-use and building record, parking and occupancy rules, taxes, insurance, private restrictions, and actual license and compliance history.
Flood And Insurance Questions Stay Property Specific
A subdivision header, assessment label, adjacent-project map, or nearby beach access cannot establish flood zone, elevation, drainage, wetlands, storm exposure, premium, deductible, carrier eligibility, or loss history. Current property-specific records and professional review are required.
The Final Map Uses The Exact County Geometry
The public Sea Dunes outline follows County series 04-3S-20-34230 and keeps its three mapped components together. The orientation marker falls within that multipart shape. Neither display replaces the recorded plat, a survey, title review, access analysis, or parcel-specific diligence.
