The Architect Confirms The Mixed-Use Program

Moule & Polyzoides identifies EBSCO Gulf Coast Development as client and describes approximately 9,500 square feet of ground-floor retail below 20 residential condominiums. It characterizes a deep arcade, upper porches, and a Town Center role. Program and authorship are stable project facts; they do not establish current merchants, finishes, warranties, accessibility, or maintenance responsibility.

Early Design Material Requires A Time Stamp

The Alys Beach booklet attributes the design narrative to Elizabeth Moule and draws on Bermudan, Antiguan, British, and Venetian seaside precedents. Its own disclosure says plans, features, prices, dimensions, and illustrations could change. The guide uses that document for authorship and residence numbering, not as proof that a proposed finish, dimension, or room arrangement became or remains exact.

Town Center Position Is More Durable Than A Merchant List

The current Alys Beach master plan places The Della along the north side of the Amphitheatre. The architect likewise calls it a Town Center anchor with retail at street level. The Association Name Matches The Legal Identity

Florida corporate records list The Della Condominium Association, Inc., document N22000004530, as an active not-for-profit filed May 10, 2022, with a 2026 annual report displayed. The exact name supports continuity with the County header. Filing status does not disclose membership, assessments, reserves, insurance, maintenance duties, rentals, pets, or enforcement.

One Rental Example Is Not A Building-Wide Rule

A current Alys Beach page says Residence 207 participates in the Alys Beach Rental Program. That is reliable evidence about that residence at the review date, not proof that all 20 homes may rent on identical terms. Minimum stays, enrollment, owner-use limits, licensing, taxes, guest access, and future eligibility require current unit and association documentation.

Community Features Depend On Eligibility

Alys Beach materials describe owner and vacation-rental guest amenities around the town. A Della address or physical proximity alone does not establish which facilities, services, or beach routes accompany a particular interest or guest arrangement. Membership, credentials, fees, transfer terms, permitted users, and operating rules must be confirmed from current controlling documents.

Parking Guidance Is Operational, Not Deeded

Alys Beach's current location guidance says the parking court behind The Della is reserved for Alys Beach owners or Alys Beach Vacation Rental guests and directs public visitors to marked alternatives.
