The May

The May is one compact mixed-use condominium beside the Alys Beach Amphitheatre. Eight residences occupy the three upper levels at 20 Mark Twain Lane, while the separately coded ground-level 101 interest carries the building's commercial use. The architect describes one restaurant at ground level beneath the residences. Alys Beach's current directory independently assigns the active ground-floor business to 20 Mark Twain Lane #101. Together, those sources place 101 outside the home total. The operator and its hours are current commercial details, not permanent condominium attributes.

Merrill, Pastor & Michael describes three residential levels with two to three homes per floor. The County suffixes resolve that stack exactly: 201, 202, and 203; 301, 302, and 303; then 401 and 402. Three plus three plus two equals eight, with no need to reinterpret the ground commercial record as a ninth home.

Walton County assigns 20 Mark Twain Lane, Inlet Beach, Florida 32461 to the 00A record. The nine numbered interests currently say no address assigned. That makes the building address reliable for orientation while leaving each residence or commercial interest to be matched through its suffix, legal description, title commitment, and estoppel.

The architect calls The May a four-story mixed-use building: commercial space at street level and three residential floors above. This description aligns with the numbered sequence. It does not establish an elevator count, an accessible route, exact finished dimensions, structural condition, current code status, or any unit's internal configuration.

The project-team page dates The May from 2016 to 2019 and identifies a prominent County Road 30A corner. Alys Beach's own account credits Scott Merrill as The May architect. Those records support authorship and development context, but the dates are not substituted for a certificate of occupancy, inspection history, renovation record, or present-condition report.

The current Alys Beach master plan labels The May on Mark Twain Lane along the Amphitheatre. The architect describes upper levels with four effective exposures and an interior core shaped around the corner site. This civic position is durable; event schedules, traffic, commercial activity, construction, and sound conditions require a current visit.

The architect placed porches across the Amphitheatre elevation and at rear corners, with shutters intended to manage afternoon sun. That explains the facade and indoor-outdoor relationship. It does not prove identical light, privacy, noise, sightlines, or an unobstructed Gulf or Amphitheatre view for every residence over time.

Florida records list The May Condominium Association, Inc., document N17000011755, as an active not-for-profit filed November 27, 2017, with a 2026 report displayed. The same search also shows W17000093230, explicitly classified as a rejected filing five days earlier. It is not a second active association or a separate condominium.

Alys Beach's official February 24, 2026 rental map lists May 202, 302, 401, and 402. That is a precise, time-stamped program observation for four residences. It does not prove that every home may rent, that participation is compulsory, or that minimum stays, licensing, owner-use limits, taxes, and future eligibility are uniform.

The current May 202 page confirms that residence's participation, one designated rental parking space, elevator access, and guest-program features. Those details belong to that rental offering at the review date. They are not adopted as association-wide parking, accessibility, amenity, pet, beach, or guest entitlements for all eight homes.

The architect describes one off-street space per residence as part of the original design. Current Alys Beach guidance reserves the parking court behind The May for owners or Alys Beach vacation-rental guests. Neither source is a deed schedule, parking exhibit, estoppel, accessibility plan, or permanent enforcement instrument, so the structured parking field remains unset.

Alys Beach distinguishes owners, vacation-rental guests, and public visitors in its current access guidance. A May address or proximity to a facility does not resolve credentials, permitted users, fees, transfer terms, hours, or future operating rules. Those questions belong to current association, community, and reservation documents for the specific interest or stay.
