The Lucian is one recorded mixed-use condominium on the southwest side of the Alys Beach Amphitheatre. Its public identity combines eight residences with a separately documented commercial first-floor program, so the home count must come from the project record rather than a raw parcel-row total.

One Recorded Condominium Sets The Scope

Walton County names THE LUCIAN A CONDOMINIUM under subdivision 26-3S-18-16405. The header says it was recorded May 10, 2017, at Official Records Book 3041 beginning at page 131 and covers the cited predecessor parcel. That singular record supports one building guide even though the project contains residential and commercial interests.

Twelve Address Rows Do Not Mean Twelve Homes

The County address service returns 12 records beneath the exact root: one 00A record and eleven numbered interest records. Those rows are administrative property and addressing records. They are not a residential total, occupancy roster, owner count, association census, rental count, or inventory feed, and this guide does not present them that way.

Three Sources Independently Support Eight Residences

A Walton County development table for Lot E17, The Lucian, reports eight residential units and about 4,516 square feet of commercial area. BL Harbert's current project record also says eight residences. Alys Beach separately describes all eight Lucian condominiums in its green-building award history. The agreement supports an eight-home fact with no need to reinterpret the 12 County rows.

Commercial Area Is A Different Measurement

The County table measures the non-residential portion in square feet rather than storefronts. BL Harbert calls the first floor civic-scaled and intended for retail or commercial activity. Those sources establish mixed use, but they do not freeze a business count, suite division, tenant, lease, hours, association allocation, or future configuration.

The Residential Address Is 29 North Somerset Street

Walton County assigns 29 North Somerset Street, Inlet Beach, Florida 32461 to the exact-root 041 record and separately assigns 23 North Somerset Street to the 00A record. The Atlas uses 29 as the residential building address. It does not collapse the two addresses or claim every interest has the same mailing format.

Interest Numbers Need Transaction-Level Matching

Most exact-root rows say no address assigned, despite their numbered parcel suffixes. A buyer should match the offering's residence number to the County suffix, recorded legal description, title commitment, association estoppel, and any assigned postal address. A building name and a street label alone are not enough to identify the conveyed interest.

Alys Beach's project history places The Lucian at the southwest corner of the Amphitheatre and calls it the community's first Town Center building. The current master plan continues to label The Lucian on North Somerset Street beside the Amphitheatre. That position is more durable than any merchant list, operating schedule, event pattern, or construction condition.

Porches And Outlooks Vary By Residence

Project descriptions discuss porches facing the Amphitheatre and the Gulf beyond. That design language is not a promise that every residence has the same exposure, sightline, light, noise level, or permanent view. Floor, orientation, nearby work, landscaping, and later development should be evaluated for the specific home.

Historic Platinum Awards Cover All Eight Homes

Alys Beach reports that each of the eight Lucian condominium residences received Florida Green Building Coalition Platinum certification, with awards announced in 2018 for 2017 performance. The history is a meaningful project credential. It is not a current utility-cost projection, insurance classification, inspection, reserve study, code warranty, or statement of present physical condition.

The Association Name Matches The Project

Florida corporate records list The Lucian Condominium Association, Inc., document N14000008872, as an active not-for-profit filed September 23, 2014. A 2026 annual report was displayed at review. Exact-name continuity is useful for identity, but corporate status does not establish membership, assessments, reserves, insurance, maintenance duties, commercial allocation, or enforcement.

Current Rental Participation Is Residence-Specific

An official Alys Beach vacation-rental map dated February 24, 2026 lists Lucian residences 201, 302, 303, and 402. That is evidence that those four residences appeared in the program at that time. It does not prove that all eight homes may rent, that any minimum stay applies uniformly, or that enrollment and guest privileges will remain unchanged.

Community Access Cannot Be Inferred From Proximity

The building sits inside Alys Beach, near mapped civic and commercial spaces. Physical closeness does not by itself establish beach, pool, wellness, club, event, service, or guest rights for every interest. Current declarations, community agreements, credentials, fees, transfer provisions, and operating rules should determine what accompanies a particular purchase or stay.

A Garage Is Not An Allocation Schedule

The enclosed garage beneath the building is consistently documented as part of the form. No current parking exhibit, deed schedule, association rule set, accessibility plan, or estoppel was adopted for this page.
