One Project With Two Named Buildings

The Camden & The Whitby occupy one recorded condominium project in the Alys Beach Town Center, but the project is physically organized as two named mixed-use buildings. This guide covers both buildings and the complete current County record family. It does not turn The Camden and The Whitby into separate legal condominiums, merge their residences with the street-level commercial units, or use the wider Alys Beach community as a substitute for project documents.

One Condominium Record Governs Both Buildings

Walton County's current subdivision layer names the legal project THE CAMDEN-WHITBY CONDOMINIUM under subdivision number 26-3S-18-16440. Its header says the condominium was recorded May 7, 2021 in Official Records Book 3196 beginning at page 3825.

A 2018 Replat Prepared The Town Center Site

The County also retains an earlier header for ALYS BEACH THE CAMDEN & THE WHITBY, recorded in Plat Book 21, pages 46 and 47. Walton County's November 2018 agenda describes project PLA18-000016 as a replat of eight existing lots into one lot on approximately 0.41 acre. That replat establishes the development chain; it is not the condominium declaration or a current survey.

The Site Sits Between Two Town Center Streets

The County agenda locates the replat north of County Road 30A, east of Governors Court, and west of North Somerset Street. Alys Beach's current master plan places The Camden and The Whitby beside the Amphitheatre and names the ground-floor merchants in each building. Those sources establish orientation and mixed-use context, not a legal route across the property or a right to use nearby spaces.

The Two Buildings Share A Four-Story Pattern

Building Mavens describes two four-story condominium buildings with commercial units on the ground floor and residences on floors two through four. Its role included developer-turnover and milestone-inspection reporting for the project. The four-story fact explains the building type; it does not summarize any inspection conclusion, structural condition, repair need, code status, reserve study, or insurance treatment.

The Camden Contains Six Residences

The project source reports six Camden residences, arranged two per residential floor, plus two commercial units at ground level. Walton County independently exposes six residential designators with a C prefix under the exact condominium root. Agreement between those two non-owner sources supports the six-residence scope without publishing owners, occupancy, interior condition, floor plans, or current availability.

The Whitby Contains Twelve Residences

The Whitby is the larger building, with twelve residences arranged four per residential floor and four commercial units below. The County response independently contains twelve W-prefixed residential designators. Together, The Camden and The Whitby therefore account for 18 residences, while six separately coded commercial interests remain outside the residential total.

Twenty-Four Interest Designators Need Careful Reading

The current County address response contains 24 condominium interest designators: 18 residential and six commercial. It also contains four assigned street-address points tied to the project header, producing 28 response rows in all. Neither 24 nor 28 is a count of homes for sale, occupied spaces, association members, rental licenses, active businesses, or separately usable entrances.

Four Public Addresses Serve The Combined Project

Walton County assigns 70 and 74 Governors Court plus 67 and 71 North Somerset Street to the condominium root, all in Inlet Beach, Florida 32461. The reviewed service does not allocate those four street numbers to The Camden, The Whitby, or specific interests. The Atlas therefore presents them as a combined project range and requires address-to-unit confirmation for any transaction.

Design Authorship Is Project-Specific

Hart Howerton identifies The Camden & Whitby at Alys Beach as an EBSCO client project for architecture, landscape architecture, and interior design. Contemporary project reporting describes the pair as architectural cousins rather than identical buildings. Design authorship does not establish a view, finish package, renovation history, furnishing, balcony condition, maintenance responsibility, or what remains original inside any residence.

Community Context Does Not Convey Every Amenity

The buildings sit within Alys Beach, and the town's master plan shows homeowner and guest amenities elsewhere in the community. A location inside the plan does not by itself prove that every Camden-Whitby interest carries the same club, beach, wellness, event, or guest rights. Membership, access credentials, fees, transfer terms, and permitted users must be confirmed from the current declaration and community documents tied to the selected interest.

Parking Guidance Is An Operating Rule

Alys Beach's current visitor guidance says the parking courts behind The Camden & Whitby are reserved for Alys Beach owners or Alys Beach Vacation Rental guests and directs public visitors to marked alternatives. That is useful present-day wayfinding. It does not establish deeded spaces, the number of spaces per residence, guest entitlement, accessibility, enforcement continuity, or a permanent parking allocation.

The Association Name Matches The Project

Florida corporate records list The Camden-Whitby Owners' Association, Inc. as an active not-for-profit, document N21000002103, filed February 17, 2021, with a 2026 annual report displayed at review. The matching name supports project continuity. Corporate status alone does not disclose membership, assessments, reserves, insurance, management duties, commercial-residential cost allocation, leasing rules, pets, parking, or enforcement.

Rental And Use Terms Remain Untyped

Public resale and vacation-rental activity can show that one residence has been marketed under one set of permissions. It cannot prove an association-wide short-term-rental right or minimum stay. This guide intentionally leaves rental permission, rental nights, pet policy, parking allocation, and beach-access classification untyped until current governing documents and property-specific approvals support them.

The Map Point Is An Orientation Marker Only

The map preserves the prior Walton coordinate-review point at 30.285399, -86.028684. That decision was based on a compact legal-description cluster and independent location sources, and it was cleared for coordinate-only discovery. No polygon was approved. The point is not a building entrance, street address, parcel centroid, residence location, legal boundary, survey corner, flood result, or title conclusion.

The Listing Link Is Deliberately Broader

The Atlas therefore stores a disabled Santa Rosa Beach area fallback instead of inventing an exact path. The public interface must label it as area listings.

Match Every Offering To The Recorded Interest

For a Camden-Whitby transaction, reconcile the listing address, building name, unit identifier, County parcel suffix, legal description, title commitment, and association estoppel. Obtain the condominium declaration and amendments, budgets, reserves, assessments, insurance, structural and milestone records, commercial-residential allocation, parking and access documents, rental and pet rules, community membership terms, permits, inspection materials, flood information, and current physical condition. Public records identify Camden-Whitby and its recorded scope but do not replace a survey, title opinion, engineering report, or confirmation of future operations.
