Location context

Beachwood Estates on the map

The map shows Beachwood Estates at Rachel Road, Santa Rosa Beach, FL 32459. The map uses the best available point or outline for orientation, not as a legal survey.

The 22-Lot Scope Is Independently Corroborated

68 Ventures identifies Beachwood Estates as a completed 22-lot project. Walton County's matching parcel-family address response contains 22 assigned Rachel Road addresses, plus three records marked unassigned. The agreement is useful for identity and scope, but it does not translate administrative rows into a claim about occupied homes, active listings, title, or a uniform home design.

Beachwood Villas Is Not An Alias

Beachwood Villas is a separate condominium project with a separate recorded identity. Beachwood Estates has its own developer project page and a distinct Florida association name.

The Corporate Record Has A Narrow Use

Florida's Division of Corporations shows BEACHWOOD ESTATES OWNERS ASSOCIATION, INC. as an active Florida not-for-profit corporation filed in 2019. That supports name continuity alongside the project record. It does not prove current board authority, membership, fees, assessments, insurance, rules, restrictions, or any right attached to a selected property.

A Complete Assigned-Address Set Supports The Marker

The Atlas averages all 22 assigned County address coordinates rather than selecting one home. Three unassigned rows are excluded rather than treated as addresses. The resulting point is intentionally conservative: it is a community-orientation aid, not a boundary, entrance, road route, parking location, lot line, survey point, or representation of a particular residence.

Do Not Infer Trail Or Beach Rights

A project location, nearby public facility, or marketing description cannot establish private access, easements, beach rights, trail rights, parking rights, guest privileges, or maintenance obligations. Those questions require current property-specific deeds, recorded instruments, title evidence, surveys, association records, and applicable public rules.

Broad-Area Results Are Not Beachwood Estates Results

The Santa Rosa Beach route is retained only as disabled area context and may include unrelated properties. Before treating any listing as relevant, reconcile the property address and legal description to the Beachwood Estates record family and the documents for that specific property.
