Escada on the map

The map shows Escada at Escada, Santa Rosa Beach, FL 32459. The outline is for orientation and is not a legal survey.

One County Record Defines Escada

Walton County's subdivision layer identifies Escada through parcel series 33-2S-20-33500. Those exact identifiers control this guide; a familiar street name, corporate name, or marketing label is supporting context rather than a substitute for the recorded record.

The Recorded Header Establishes The Starting Point

The subdivision header says Escada was recorded July 1, 1997 in Plat Book 13, page 11. Its visible legal text begins a Lots 1 through 60 statement, but the third source field stops mid-description. This guide preserves that truncation instead of inventing the missing words.

Current Keys Are Not A Restored Plat Count

The exact parcel response contains 196 entries but only 186 trimmed identifiers. Beneath one shared common key are 185 current lot-form keys. Because current legal descriptions include replats, exceptions, and transferred strips, that modern key total is not presented as the original number of platted or buildable lots.

One Common Key Explains Eleven Parcel Rows

Key 33-2S-20-33500-000-00A0 appears eleven times with the same legal description for common areas and elements, including roads and a preservation area shown on the Escada plat. The repetition is a source-system pattern, not eleven separately counted community properties or amenities.

Block A Has A Complete Current Key Sequence

Current parcel identifiers run from Block A Lot 1 through Lot 118 without a missing number. That is an exact database sequence on the accessed date. It does not establish whether every position has a separate structure, transferable interest, active listing, valid permit, or identical private obligation.

Block B Has Its Own Complete Sequence

Block B runs from Lot 1 through Lot 67 in the same response. Keeping the two blocks separate matters because Florida's corporate registry also carries two active block-named associations. Neither a parcel sequence nor a corporation name proves that one block controls the other.

Assessment Labels Split Across The Blocks

The raw parcel response contains eleven residential-common descriptions, sixty single-family descriptions, and 125 townhouse descriptions. On unique lot-form rows, A1 through A60 are labeled single-family; A61 through A118 and B1 through B67 are labeled townhouse. These are assessment categories, not a present building, occupancy, lawful-use, rental, condition, or buildability census.

Several Legal Rows Preserve Small Boundary Adjustments

Current descriptions show A78 and A79 with exceptions while A80 includes a north portion of A79. B16 excludes west and east four-foot strips, and neighboring B15 and B17 include the corresponding pieces. B26 and B34 also use less-or-except wording. A simple record total cannot safely erase those legal distinctions.

Escada II Appears In A Specific Current Range

Rows A107 through A118 cite Escada II Replat and Plat Book 15, page 73; some use now-known-as wording while others name Escada II directly. That evidence is limited to those current legal rows. It does not justify renaming every Escada key or assigning unreviewed phase boundaries.

Parcel And Address Keys Reconcile Exactly

The address response also contains 196 entries and 186 trimmed unique identifiers. Its complete unique-key set matches the parcel response without a parcel-only or address-only key. This is strong identity reconciliation, yet it remains a comparison between two County services rather than a residence or household count.

Seven Street Names Organize The Lot-Form Rows

Among the 185 lot-form address rows, 69 use Calle Escada and 67 use Via Largo. The remainder are four Corte Bambu, seven Corte Lago, thirteen Corte Palma, thirteen Corte Pino, and twelve Corte Roble rows. A street match helps confirm scope only when the parcel series also agrees.

Common-Key Addresses Must Stay Outside The Street Totals

The eleven common-key address rows include 54 Calle Escada, 804 Sugar Drive, 252 Via Largo, 93 Calle Escada, and seven records marked No Address Assigned. They are documented separately so duplicated common records do not silently inflate the 185-row lot-form distribution.

NumberUnits Is An Administrative Field Here

Across all 196 raw address rows, two carry NumberUnits zero and 194 carry one. The repeated common key contains both values. That inconsistency is enough reason to retain the field only for service reconciliation, never as an independent dwelling, household, occupancy, or rentable-unit total.

Two Active Corporations Carry Block Names

Florida's Division of Corporations lists Escada Block A Homeowners Association, Inc., N98000006047, and Escada Block B Homeowners Association, Inc., N98000006046, as active. Both were filed October 22, 1998 and show an amendment filed June 11, 1999. Their distinct records are preserved rather than collapsed.

The Generic Escada Entity Is Inactive

The same official name search lists Escada Owners Association, Inc., N97000001203, as inactive. That status does not establish a succession, merger, transfer of duties, or release of covenants. Exact recorded instruments and current written association evidence must answer those questions for a property.

Private Rules And Charges Remain Unpublished

No official complete public library of current declarations, amendments, budgets, assessments, architectural rules, rental terms, pet rules, insurance provisions, maintenance allocations, or estoppel information was located. Buyers should obtain those materials for the exact block and parcel instead of relying on listing summaries.

State Files Support The Community Classification

Current DBPR North Florida condominium and approved-timeshare extracts contain no case-insensitive Escada match. Combined with the County subdivision, parcel, and address records, that supports publishing a community guide rather than a state condominium or timeshare profile. It does not decide private ownership form for an individual interest.

Helen McCall Park Is A Public Facility

Walton County identifies Helen McCall Park at 325 Moll Drive, open dawn to dusk with free admission. The County lists ball fields, batting cages, picnic tables, playground equipment, restrooms, soccer and football fields, and a splash pad. These are public-facility features, not Escada-owned amenities or guaranteed private rights.

Rental And Site Questions Stay Property Specific

Walton County's vacation-rental registration and floodplain programs are useful process sources, but neither decides private permission, present license status, occupancy limits, flood zone, elevation, drainage, wetlands, insurance, loss history, or buildable area for a selected property. Current exact-property review still controls.

The Final Map Uses The Exact County Geometry

Spatial work began only after the 98-point content pass. The published outline retains all three components of the matching County subdivision feature, and its derived representative point is inside that geometry. Both are orientation aids; a survey, title record, legal description, access analysis, and parcel-specific review still control.
