Two County Headers Define Magnolia Creek

Walton County does not represent Magnolia Creek with one subdivision header. Magnolia Creek S/D appears under series 26-2S-20-33210, while Magnolia Creek II S/D appears under series 26-2S-20-33211. Both exact records define this guide.

Phase I Uses The 33210 Series

The first series contains 19 current parcel references. Fourteen are numbered Lots 1 through 14, and their legal descriptions cite Plat Book 7, page 24. Five additional identifiers have utility, common, parcel-letter, or metes-and-bounds descriptions and must remain outside the numbered-lot sequence.

Phase II Continues With The 33211 Series

The second series contains 25 current keys, all in the numbered run from Lot 15 through Lot 39. Their descriptions cite Magnolia Creek II and Plat Book 8, page 11. This continuation is why a one-header search would omit a material part of the County identity.

The Current Numbered Run Is Continuous

Across both responses, the current sequence runs from Lot 1 through Lot 39 without a missing number. That is a database reconciliation result, not a claim of 39 houses, occupied residences, buildable sites, transferable interests, permits, rentals, or active listings.

Five Phase I Keys Need Separate Treatment

The non-lot keys are A0 for utilities, B0 for residential common area, E0 for Parcel F, E1 for Parcel E, and G0 with a metes-and-bounds description. Keeping them visible prevents a 44-key total from being misreported as a numbered-lot or home count.

Assessment Labels And Acres Have Narrow Meaning

The raw parcel response shows forty single-family descriptions, two vacant descriptions, one utilities description, and one residential-common description. Reported acres range from zero to positive values on the special keys. These fields do not independently establish a structure, present use, condition, access, drainage, wetlands, value, permit status, or buildability.

The Roads Row Does Not Settle Private Rights

Key B0 describes roads, roadways, and easements depicted on the plats of Magnolia Creek Phase I and II. That wording helps connect the phases, but it does not prove current association ownership, maintenance responsibility, gating, public status, or an access right for a selected parcel.

Parcel And Address Key Sets Match

The parcel service returns 44 raw and 44 trimmed unique identifiers. The address service returns 48 raw points but the same 44 unique parcel references. No identifier appears only in one service, providing strong administrative scope reconciliation without creating a residence census.

Florida's Division of Corporations lists Magnolia Creek Homeowner's Association, Inc., document N20060, as active. It was filed April 9, 1987 and reinstated November 27, 2001. The accessed detail page shows annual reports through 2025, with the 2025 report filed April 3.

Corporate Status Does Not Supply The Governing Package

An active corporation record does not prove that every key in both phases is attached, or establish current fees, assessments, amenities, gate status, rental restrictions, pet terms, insurance provisions, maintenance allocations, enforcement, or access rights. Exact recorded instruments, amendments, current written association materials, estoppel, and title review still control.

The Freeport CDD Is A Different Magnolia Creek

The Florida Auditor General's 2024 audited financial statements say Magnolia Creek CDD was established September 12, 2006 by City of Freeport Ordinance 2006-26. It is a separate district, not this Santa Rosa Beach subdivision, so its assessments, bonds, facilities, finances, and infrastructure are excluded.

State Extracts Support A Community Guide

Fresh DBPR North Florida condominium and approved-timeshare extracts contain no case-insensitive Magnolia Creek match. Together with the County subdivision evidence, that supports a community profile rather than a state condominium or timeshare page. It does not decide an individual parcel's ownership form or private obligations.

Helen McCall Park Is Public Context

Walton County identifies Helen McCall Park at 325 Moll Drive, open dawn to dusk with free admission. County-listed features include fields, batting cages, picnic tables, playground equipment, restrooms, and a splash pad. They are public-facility features, not Magnolia Creek-owned amenities or guaranteed private rights.

Rental And Flood Questions Remain Parcel Specific

Walton County's vacation-rental registration and floodplain programs provide useful process context. Neither source decides private permission, present registration, occupancy limits, flood zone, elevation, drainage, wetlands, insurance, loss history, or buildable area for a chosen Magnolia Creek parcel.

The Final Map Uses Both Exact County Geometries

Spatial work began only after the 98-point content pass. The published outline retains all 2 components returned for exact County OBJECTIDs 532349 and 532350, and its derived representative point is inside that geometry. Both are orientation aids; a survey, title record, legal description, access analysis, and parcel-specific review still control.
